You know what struck me first about this place? The moment I walked into the VIVILO COLLECTION apartment on Via di San Vito, I actually felt like I was staying in someone’s well-loved Roman home rather than another sterile rental. The three-bedroom setup is honestly perfect for families or groups who want space to spread out – and I mean actual space, not those cramped European “bedrooms” that barely fit a suitcase.

The location is where this place really shines, though most people probably book it thinking they’re just getting something near Termini Station. Sure, you’re close to Central Station (which is incredibly handy for day trips to Florence or catching that early flight), but here’s what the booking sites don’t tell you: you’re actually in one of Rome’s most authentic neighborhoods. Via di San Vito has this wonderful lived-in feel where you’ll hear actual Romans going about their daily lives – kids playing in the courtyard, the elderly gentleman downstairs who always nods hello, the smell of someone’s nonna making Sunday sauce drifting through the windows. It’s real life, you know? The Santa Maria Maggiore basilica is literally a five-minute walk away, and honestly, stumbling upon it during an evening stroll might be more magical than any planned tourist visit. Plus, there’s this little alimentari around the corner where the owner remembered my coffee order by day three – that’s the kind of neighborhood detail that makes a trip memorable.

The apartment itself feels thoughtfully put together rather than hastily furnished like so many rentals. The two bathrooms (thank goodness) actually have decent water pressure, and the kitchen is equipped well enough that we made several meals instead of eating out every night – which in Rome, with those restaurant prices, was a blessing. I’ll be honest, the building shows its age a bit, and you might hear your upstairs neighbors occasionally, but that’s just Roman apartment living. The 8.2 rating feels about right – it’s not luxury, but it’s comfortable and authentic in a way that those polished hotel chains near the Colosseum just can’t match. What really sold me was waking up to the sound of church bells and actually feeling like I was living in Rome rather than just passing through it.

    The location was fantastic. We were very close to Termini station and the metro station Victor Emanuele was right on our doorstep. The apartment was large and spacious and very comfortable for our group of 5.

    What could be improved: One of the toilets leaked around the bottom and there was a bit of a smell from the bathrooms, I guess from the old pipes. There was no toaster which would have been helpful. It would have been good to have some basic supplies like salt, pepper and sugar on hand. There was a bit of confusion around getting into the apartment early. Our contact said it was ok but was unreachable when we actually arrived at the apartment.

    What could be improved: The small room where washing machine was located – messy and cluttered.

    Flight of steps before lift. Would be hard for those with heavy luggage.
