You know what struck me first about 52 Vespasiano? The building itself – it’s one of those elegant Roman structures that feels substantial without being intimidating. I mean, when you’re walking down Via Vespasiano (which honestly is way quieter than you’d expect for being this close to the Vatican), you almost miss it because it blends in so naturally with the neighborhood. But that’s actually perfect – you’re staying somewhere that feels like Rome, not like a tourist bubble.

The location is genuinely brilliant, and I don’t say that lightly. You’re in Prati, which locals will tell you is where Romans actually want to live. It’s got this residential feel where you’ll see families doing their evening shopping and older gentlemen reading newspapers at corner cafés. The Vatican is literally a ten-minute walk – I timed it – but you’re not dealing with the chaos of tour groups right outside your window. Instead, you get tree-lined streets and actual Roman life. There’s this fantastic little alimentari just around the corner where the owner remembers your face after two visits, and the metro stop at Ottaviano is close enough that you can easily get anywhere in the city without the headache of navigating Roman traffic.

What really sets this place apart though is how they’ve managed to feel both polished and welcoming. The suites (and they really are suites, not just rooms with a sitting area) have this sort of understated elegance – think quality linens and marble bathrooms, but nothing flashy or trying too hard. I loved the tall windows that actually open properly, which sounds basic but you’d be surprised how many places have those tiny, awkward windows that barely crack. The air conditioning works properly too, which matters more than you might think during Roman summers. The staff genuinely seems to care about getting things right – they’re not just going through the motions, and they know the neighborhood well enough to give you actual recommendations rather than just pointing you toward the obvious tourist spots. Honestly, with a 9.1 rating, I was half-expecting it to be one of those places that looks perfect online but disappoints in person, but it actually delivers. The only tiny critique I’d have is that the elevators are a bit slow, but that’s pretty standard for older Roman buildings, and it gives you time to appreciate the restored details in the hallways.

    Rosella was always avaliable on whatsapp and replied very quickly. She was very helpful with directions, recommendations and bookings. The room is clean and quite big. location wise: the room is right next to the vatican so if the main purpose of your trip is there the location is perfect. most main attractions other than that are around 30 minutes walk. if you dont want to walk – there is a metro station very close by and a bus station. buses 492 and 23 will get you to most places, and for one location or two the metro will take you. I recommend city mapper app, helped us a lot with public transit. Please note that the metro can be very packed, for me it was a bit too much (asthma).

    We had an amazing stay in this charming room in the absolutely superb location—just a short walk from Vatican, restaurants, and transport options – metro station and buses making it the perfect base for exploring the city.
    The room itself was clean, cozy, and well-maintained, with everything we needed for a comfortable stay. What really stood out was the impeccable housekeeping—the room was cleaned every day, and everything was always spotless and refreshed when we returned.

    Excellent location – only 5mins walk to the metro, and 10 mins walk to Vatican museum, 15mins walk to St Peters. Can walk anywhere from here, or get the bus. Plenty of decent restaurants, cafes, and shops nearby. A great welcome from the host Rossella, and remote check-in was very easy. Room was perfect for me. Was able to leave my bag for a few hours when I left.

    We loved staying here. The location is superb. Close to all amazing restaurants, within walking distance to Vatican and other places and also to metro.
    The rooms looked very nice and everything was new.
    The rooms were also super clean and Edwin changes towels every day. He was the best, he even folded our clothes.
    Rossella was the person I communicated with regarding everything. Words can’t describe how polite and amazing she was 😍. She was checking on us all the time and if we needed anything. And they even let us leave the suitcases after check out until our flight free of charge.
