You know what? I wasn’t expecting much from another “boutique apartment” near the Vatican – honestly, that whole area can feel pretty touristy and sterile. But this place on Via Vespasiano actually surprised me. The moment you step inside, it’s clear someone put real thought into making this feel like a proper Roman home rather than just another rental property. The two bedrooms are genuinely spacious (and I mean spacious by European standards, not just marketing speak), and there’s this lovely natural light that floods the living area in the mornings. The kitchen is actually functional too – I’m talking full-sized appliances and counter space where you can actually prep a meal, which honestly is rare in these apartment rentals.

What really sold me on this place is how it sits in the neighborhood. Via Vespasiano is tucked just enough away from the main tourist crush that you can walk to your door without fighting through crowds of tour groups, but you’re still legitimately close to everything that matters. I mean, St. Peter’s is right there – maybe a seven-minute walk – but you’re also perfectly positioned for the real Rome experience. There’s this incredible little alimentari around the corner where the owner remembers your usual order after two visits, and the morning coffee culture along Via Cola di Rienzo (just a few blocks south) is exactly what you came to Italy for. The metro connection at Ottaviano is super convenient, though honestly, I found myself walking most places because the neighborhood just draws you in.

The apartment itself has that lived-in comfort that’s hard to fake – good linens, reliable WiFi that actually works for video calls, and none of that cheap furniture that falls apart when you look at it wrong. The bathroom has proper water pressure, which might sound trivial until you’ve spent a week in Rome dealing with pathetic showers. One thing worth noting: the building is typical Roman residential, so there’s some street noise in the mornings, but it’s the good kind – people heading to work, not drunk tourists. The 9.3 rating makes complete sense once you’re there for a few days. It’s one of those places where small details add up to something that just works, and the host clearly understands what travelers actually need versus what sounds good in a listing. If you’re looking for that sweet spot between authentic Roman living and tourist convenience, this is pretty much it.

  The location is absolutely perfect—right in front of the Vatican Museums. The apartment itself is stunning: it’s brand-new and with lots of thoughtful details, like a fireplace, beautiful bathroom, big tv with Netflix, bedside plugs for iPhones…
  
  What could be improved: The only downside is that parking in the area is a bit challenging. There are two parking garages nearby, but they’re slightly overpriced—though that’s to be expected when staying in the heart of Rome.

  Piękny apartament, lokalizacja doskonała, 4 minuty do metra Ottaviano, Watykan o krok, w pobliżu restauracje, sklepy. Okna dobrze wyciszają miejski szum, ale nie jest to głośna okolica. Pomocny i uprzejmy gospodarz, od razu odpowiada na telefony i wiadomości. Ładna i bezpieczna okolica.
  
  What could be improved: System odbioru kluczy jest koszmarny: problematyczny i dość niejasny mimo podanych instrukcji. Otwieranie za każdym razem kilku par dzwi telefonem jest na prawdę niewygodne. Jeśli w mieszkaniu jest ekspres, miło byłoby dostać kilka kapsułek na pobyt, niestety ich nie było. Silny, nieprzyjemny zapach z toalety, mimo że mieszkanie i łazienka były perfekcyjnie czyste, może to problem kanalizacji.
