You know what? I almost walked right past Tritone Top House the first time I was looking for it on Via Francesco Crispi. It’s tucked into this gorgeous old building that honestly looks way more impressive than your typical 3-star spot – I mean, the entrance alone had me wondering if I’d accidentally booked somewhere fancier than I thought.

The thing about this place is the location is just stupidly good, and I don’t mean that in a generic “convenient location” way. You’re literally a two-minute walk from the Spanish Steps, which sounds touristy until you realize that puts you right in the heart of some of Rome’s best shopping and people-watching territory. Via del Corso is right there, and you can actually hear the buzz of the crowds during the day, but here’s the weird thing – once you’re inside, it gets surprisingly quiet. The rooms face the courtyard mostly, so you’re not dealing with that constant Roman traffic noise that can drive you nuts in other parts of the city.

What really won me over was how the staff actually seemed to know the neighborhood. The guy at the front desk (I think his name was Marco?) didn’t just hand me a tourist map – he marked up specific streets where I could find good aperitivo spots that locals actually go to, not just the overpriced places near the Trevi Fountain. The rooms themselves are pretty straightforward, clean and comfortable without being fancy. The shower pressure is solid, which honestly matters more than marble countertops when you’ve been walking around Rome all day. I stayed on the third floor and you get these glimpses of terracotta rooftops from the window that reminded me why I love this city so much.

The breakfast situation is simple but they do it right – fresh cornetti, decent coffee, and they don’t rush you out. I actually ended up chatting with other guests there, which doesn’t always happen at bigger hotels. There’s no pool or gym or anything like that, but you’re in Rome – why would you want to be inside anyway? The Metro stop at Spagna is literally around the corner, so getting to the Vatican or Colosseum is dead easy. Parking is pretty much impossible in this area (as expected), but if you’re planning to explore Rome properly, you don’t want a car anyway.

Look, this isn’t going to blow your mind with luxury amenities, but it gets the fundamentals right in a location that’s honestly hard to beat. For the price point, especially considering you’re in one of the most desirable neighborhoods in Rome, it’s a solid choice. Just don’t expect a concierge service or room service – this is more like staying at a really well-located, comfortable base camp for exploring the city.

    We stayed here during our recent trip to Italy and truly appreciated the warm, authentic experience this place offers. The staff were incredibly friendly and always willing to help with anything We needed—from offering local tips to arranging transportation. Their kindness made our stay even more memorable.

    The location is fantastic—perfect for exploring the city after a day of sightseeing. We loved being close to all the action, yet having a peaceful place to return to in the evenings. The charm and character of the building really give you that classic Italian feel.

    What could be improved: Too hot to stay in the terrace, no way to sit.

    One thing to keep in mind: as is common in many traditional European buildings, there’s no elevator. After a long day of walking through beautiful Italian streets, the stairs can feel like a bit of a workout.

    Great location, space, clean and quiet. Excellent staff and response when messaged.

    What could be improved: Very tired amenities…lamps breaking. Poorly outfitted kitchen…could use large bowls for mixing and tools for cooking.
    And two keys or a lockbox out front would make it much easier with two bedrooms.

    The location is perfect, on a quiet street but very close to Piazza de Spagna and the Spanish steps, surrounded by many luxury shops and restaurants. Even with its proximity to the Spanish steps it doesn’t feel as crowded and touristy. The apartment was clean and cozy for our 4 person group. There is a rooftop terrace with a beautiful view.

    What could be improved: There are three flights of stairs for our apartment which was a little difficult with large luggages.
