You know what struck me first about Town House 57? It’s actually tucked away on this quiet residential street in Prati – honestly, I walked past it twice before spotting the understated entrance. But that’s kind of the point, I think. While everyone’s fighting crowds around the main tourist drags, you’re staying in what feels like a proper Roman neighborhood where actual locals grab their morning cornetto.

The location is honestly brilliant once you figure it out. Via Fabio Massimo isn’t one of those streets tourists know by name, but it’s maybe a 12-minute walk to St. Peter’s – and I mean a pleasant walk through tree-lined streets, not dodging tour groups. The metro stop at Lepanto is close enough that you can easily hop over to the Spanish Steps or Colosseum, but far enough that you’re not dealing with that constant rumble of trains. What really sold me on the area was discovering this little family-run trattoria around the corner where the owner’s nonna still makes fresh pasta every morning. You just don’t get that kind of authentic neighborhood feel when you’re staying near the main sights.

The hotel itself has this boutique thing going on – 4 stars that actually feel earned rather than just claimed on paper. The rooms are smaller than what you’d get in some American chain (this is Rome, after all), but everything’s been thoughtfully designed. I mean, they’ve got these beautiful marble bathrooms that remind you you’re in Italy without being over-the-top about it. The staff genuinely knows the neighborhood – not just the obvious tourist spots, but where to find the best gelato at 10 PM or which market has the freshest produce on Sunday mornings. Check-in was smooth, though I’d recommend arriving after 3 PM because they’re pretty strict about that timing.

What I really appreciated was how quiet it gets at night. Prati has this residential calm that you just don’t find closer to the center – you can actually open your windows without worrying about street noise keeping you up. The breakfast isn’t huge, but it’s proper Italian with decent coffee and fresh pastries from a local bakery. Honestly, the 8.3 rating makes sense to me – it’s not perfect (the Wi-Fi can be spotty on the upper floors, and don’t expect a fitness center), but it delivers on what actually matters when you’re exploring Rome. You get a genuine neighborhood experience without sacrificing comfort, and you’re still close enough to everything that matters. For the price point and location, it’s the kind of place I’d actually book again rather than just recommend to other people.

    Everything was great!

    What could be improved: The only little issue which in all honesty had very little if not anything to do with the property itself, was the often broken elevator. Having to clime five flights of stairs after a long and tiring day out could be quite a challenge for some. And it happened to break down two times while we stayed there for four nights. The landlord of the apartments though was most proactive and apologetic for the inconvenience as soon as I (and I’m sure others) contacted him to report the incident.
    I can’t fault him.

    The location was perfect. Just enough out of the main bit of room that it’s quiet at night but only takes 20ish minutes in by bus / metro. The hosts were incredible and on hand at all times. We felt very welcome and loved the extra finishing touches such as including a razor, coffee etc.

    What could be improved: We stayed in room 1 and the air con barely made the room any cooler and during this heat wave the room temperature was unbearable. However, the hosts gave us the fan from the kitchen and this helped so much and we were so grateful! If this was fixed then our stay would have been perfect. Only other thing is that the bar was closed where we would have got the included breakfast and it would have been nice to know this before arrival but host did compensate with the tax.

    Great location in a very nice and quiet neighbourhood in the Vatican area. The room was clean, spacious and cozy. The girl from the reception was very kind and attentive to us. Great stay!

    The airbnb was also really close to all the tourist attractions. It is also walking distance to the vatican city.

    What could be improved: The only thing is maybe to change the towels. We asked for cleaning service but the lady only made up the room and didnt change the towels.
