You know what? I wasn’t expecting much from an apartment rental tucked away on Via Mario de’ Fiori – honestly, I thought it might be one of those cramped Roman places where you bump into furniture every time you turn around. But walking into this place actually made me stop and look around twice. The “quinto interno 9” part of the address basically means you’re going up to the fifth floor (there’s an elevator, thank God), and once you get there, it’s like stepping into someone’s really well-appointed home rather than a typical hotel room.
The location is what really gets me about this place. I mean, you’re literally in the heart of the Spanish Steps area – not just near it, but right in the thick of everything. Via Mario de’ Fiori runs parallel to Via del Corso, so you’ve got all that shopping madness just steps away, but the street itself is surprisingly quiet, especially at night. During the day you’ll hear the usual Roman symphony of scooters and animated conversations drifting up from below, but it’s not the kind of noise that keeps you awake. The Spanish Steps are maybe a two-minute walk – I timed it because I’m weird like that – and getting to the Pantheon or Piazza Navona is just a pleasant stroll through those narrow cobblestone streets that make Rome feel like a movie set. What I really appreciated was how easy it was to duck back here when the tourist crowds got overwhelming (which happens a lot around the Trevi Fountain area).
The apartment itself feels more spacious than most Roman accommodations I’ve stayed in, and whoever designed it actually understands that travelers need places to put their stuff. The kitchen area is small but functional – perfect for making morning coffee or heating up some of those amazing pastries from the bakery on Via del Corso. The bathroom has decent water pressure, which, let’s be honest, can be hit or miss in older Roman buildings. Check-in was smooth, though you’ll want to coordinate timing since it’s not a traditional hotel desk situation. The building is one of those classic Roman structures with thick walls and high ceilings that keep things cool even when it’s blazing hot outside. I stayed here in late spring when Rome was getting pretty warm, and the temperature inside stayed comfortable without running the AC constantly. The 9.3 rating makes sense to me – it’s not fancy or flashy, but it nails the basics while putting you right where you want to be in the city. If you’re the type who likes to drop your bags and then walk everywhere, this spot really delivers on that promise.

We really liked the location, the cleanliness, and everything was just perfect. We loved everything. It was cozy, clean, which was the most important thing, and bright.
What could be improved: The only difficulty was the fifth floor, but the balcony was worth it. To have such a great balcony with a beautiful view, you have to understand that it can’t be on the second or third floor—it has to be the fifth. Alina, the host communicated very well over WhatsApp and was very informative. She accommodated an early luggage drop off (thank you!) and clearly took pride in ensuring our comfort while there. We also really appreciated the lovely decor, the location & the in-unit washing machine and large drying rack which came in handy given our longer trip.

This property has everything that we need. We love that it’s close to Trevi fountain, spanish steps, bus stops and mini groceries. Breakfast and welcome treats are a pleasant surprise. The owner is also very quick to respond and ensures that guests are comfortable and at ease. We also love the veranda where we huddled and unwind with an evening drinks after a long and tiring day. The owner’s personal touches make this place a home away from home.
What could be improved: Hauling big luggages up is a real challenge. The property is located on the fifth floor. Once you get inside and settled, you forget about that pain. You’re heart will thank you for that short workout 🙂
