Look, I’ll be honest with you – when I first heard “Termini luxury home,” I was a bit skeptical. The name’s trying pretty hard, and anything calling itself luxury near Rome’s main train station usually isn’t. But you know what? This little fourth-floor apartment on Via Carlo Cattaneo actually surprised me in the best way possible.

First off, the location is honestly perfect if you’re doing Rome properly. Yeah, Termini gets a bad rap for being sketchy, but Carlo Cattaneo is tucked away from the main chaos – it’s literally a two-minute walk to the station without dealing with the crowds of pickpockets and tour groups camping out front. I mean, you can still hear the occasional rumble of trains if you’re really listening, but it’s nothing that’ll keep you awake. What really won me over is how you can grab the metro to the Colosseum in about eight minutes, or walk to Santa Maria Maggiore (one of Rome’s most underrated basilicas) in less than ten. The neighborhood actually has this authentic Roman feel once you get off the main drags – there’s a fantastic little rosticceria called Il Sorpasso just around the corner where locals grab their morning cornetti, and the guy behind the counter will remember your order after two visits.

The apartment itself sits on the fourth floor (no elevator, fair warning), and honestly, that’s part of its charm. You’re climbing these typical Roman marble stairs that have probably seen a century of footsteps, and by the time you reach the door, you feel like you’ve earned your space. Inside, it’s clean and thoughtfully arranged – someone clearly put effort into making it feel like a home rather than just another Airbnb. The windows face the courtyard, so you get that quiet Roman apartment vibe with clothes hanging between buildings and neighbors calling down to each other. The bathroom’s small but functional, and the kitchen has everything you need if you want to grab groceries from the Conad down the street. Actually, I loved starting my mornings there with coffee and planning my day while listening to the sounds of the neighborhood waking up.

Here’s what I really appreciate about this place – it doesn’t try to be something it’s not. It’s a solid 3-star experience that delivers exactly what it promises. The host responds quickly (I had a question about the Wi-Fi password at like 10 PM and got an answer in minutes), and check-in was refreshingly straightforward. Is it going to wow you with marble bathrooms or concierge service? No. But will it give you a comfortable base to explore Rome without breaking the bank, in a spot where you can actually live like a Roman for a few days? Absolutely. Plus, and this might sound weird, but there’s something satisfying about staying somewhere that feels connected to the real rhythm of the city rather than tucked away in some tourist bubble. When you’re dragging your suitcase back after a long day of walking around the Forum, you’ll appreciate being able to collapse into bed instead of figuring out night buses or expensive taxis back to Trastevere.

    Rome is generally expensive, and considering how close to the station this apartment is (7 minute walk) I thought the value was fair. The host was helpful and responsive and even gave us complimentary drinks/snacks.

    What could be improved: it is just 1 room with all 3 beds, which felt a bit tight.

    Arrived early at the hotel, that is, prior to the check-in time. The residence has kindly accepted to keep our travel bags until the check in time, and we could go explore the surroundings without having to carry bags.

    * Close to the Roma Termini (walking distance)
    * WiFi was great! 65Mb/sec download. I was able “work from home” from the room on my laptop. Which I will book this room again, and literally work from home from Rome even though I live in Phoenix, Arizona.
    * Close enough to the Termini that I was able to have coffee and a croissant every morning.
    * Room was cleaned and they gave us fresh towels every morning.

    What could be improved: * The neighborhood is a bit filthy, foul smelling, but you are only in the neighborhood long enough to walk to the Roma Termini or wherever.
    * I could care less about this “didn’t like“ but others may find this a bit of a nuisance. You have to wait about 3 to 5 minutes before hot water comes out of the shower. Best thing to do is simply run the sink till the water is hot then use the shower.
    * No real vanity. (Makeup and stuff)
