You know what really surprised me about TATA’S HOME Villa Borghese? It’s tucked away on Via Tirso in this quiet residential pocket that most tourists never stumble across, but you’re literally a five-minute walk from Villa Borghese park. I mean, when I say quiet – I actually slept with the windows open in July because the street barely gets any traffic. The building itself is classic Roman, one of those elegant early 1900s structures with high ceilings and thick walls that keep things refreshingly cool even when it’s blazing outside.
The ground floor location (piano terra, as they say) is honestly perfect if you’re tired of hauling luggage up ancient staircases – and trust me, you will be after a day of Roman exploring. What struck me most was how the place manages to feel both sophisticated and genuinely homey. The owner clearly lives and breathes this neighborhood; there’s local artwork on the walls and they left me a handwritten note about the best morning coffee spot around the corner on Via Salaria. The 4-star rating doesn’t tell the whole story – this feels more boutique than hotel, more like staying at a well-traveled friend’s place who happens to have impeccable taste. The Wi-Fi actually works (miracle in Rome), the shower has proper water pressure, and there’s this lovely little reading nook by the window where you can watch the neighborhood come alive in the morning.
Here’s the thing about this location that booking sites don’t really capture – you’re in the perfect sweet spot. Too far south and you’re fighting tourist crowds at every gelateria, too far north and you’re basically in the suburbs. Via Tirso puts you close enough to walk to the Spanish Steps (about 15 minutes if you don’t get distracted by shop windows), but you’re also right there when Villa Borghese opens at dawn and it’s just you and the joggers. The Pinciano neighborhood has this authentic Roman residential vibe – you’ll hear kids playing soccer in the courtyard across the street, smell someone’s grandmother making ragù on Sunday afternoons. There’s a tiny alimentari two blocks down where the owner remembers your name after two visits, and the 19 tram line is right there when your feet give out. Honestly, with a 9.5 rating, I was expecting some kind of catch – maybe paper-thin walls or a cranky proprietor – but the only minor thing I’d mention is that the street-facing windows get morning sun, which is lovely until you realize you forgot to close the curtains the night before. But really, that’s hardly a complaint when you’re waking up in one of Rome’s most livable neighborhoods.

Amazing apartment that actually includes everything needed for a perfect stay. It was extremely clean and cosy with toiletries, towels, tea, coffee, salt, etc. Patrizia (the host) is just amazing.
What could be improved: The only thing that could be better is the kitchenette. It definitely has everything you need and very clean, but really small. The amount of breakfast was quite plentiful. We had 6 people in the apartment and it was triple the amount of breakfast that we needed. The variety and selection was great. The Location was excellent and close to the bus stop.

The best stop is two blocks from the apartment and the apartment was very spacious and petsitzia was very accommodating and responsive to messages.

The apartment was clean and tidy. Patricia the host was very helpful, and kind. She flooded us with fruits and baked us her delicious apple pie. Highly recommended.

It was sparkly clean and the layout of the apartment was interesting and spacious. The property wasn’t close to all major attractions but that did not matter since the owner told us how to hop on a bus which brought us to exactly where we wanted to go. The cleanliness is next level..such we had stayed here longer! Huge private dining hall .. such a big bonus and a fruit bowl awaited us. Perfection.
