You know what struck me first about St Paul House? It’s got this understated elegance that feels authentically Roman rather than trying too hard to impress tourists. The building sits right on Viale Carlo Felice, which honestly is one of those streets that perfectly captures Rome’s blend of residential charm and urban energy – you’re in the San Giovanni neighborhood, so you get that real Roman life vibe without being stuck way out in the suburbs.
The boutique rooms have this wonderful attention to detail that someone clearly thought through. I mean, when you’re dealing with a converted historic building (and let’s be honest, most of Rome is historic buildings), you expect some quirks, but they’ve managed to blend modern comfort with character really well. The apartment options are particularly clever – perfect if you’re staying more than a few days and want to feel less like a tourist passing through. What I really appreciated was how quiet it stays at night, which is actually pretty remarkable considering you’re on a main thoroughfare. The windows must be solid because Rome can get pretty lively after dark, especially on weekends.
Location-wise, you’re about a fifteen-minute walk to the Colosseum – and it’s a pleasant walk, not some tourist-trap gauntlet. The San Giovanni area has this fantastic mix of local trattorias and neighborhood spots that Romans actually frequent. There’s this little market nearby on Via Sannio that’s perfect for picking up fresh ingredients if you’re using the apartment kitchen, and honestly, the coffee bar just down the street serves some of the best espresso I had during my entire stay. The metro connection is solid too (San Giovanni station is right there), so you can easily hop over to the Vatican or Trastevere without dealing with Rome’s notorious traffic. What really sold me on this place was the staff – they had that perfect balance of being helpful without hovering, and they actually knew the neighborhood well enough to give recommendations that weren’t just the obvious tourist spots. The 8.9 rating makes complete sense when you experience how smoothly everything runs.

The apartments were beautiful and comfortable for our family of eight. It was all very clean as well.
What could be improved: We only stayed one night so can't give a long term review, but the location is not great for seeing the main historic sites of Rome by foot. Metro or taxis would be necessary, but would then be pretty accessible.
Only other things were minor issues, like the plethora of keys not being clearly explained on check-in and some confusion on the tourist tax (which I think will be corrected after speaking with the host).

The apartments are beautiful, well maintained and have everything you need. It is approx. 15 minute walk to the coliseum but great transport links near by. Staff lovely.
