You know what hit me first about this place? The address. 122 Via Frattina – I mean, you’re literally a two-minute walk from the Spanish Steps, but you’re tucked away on this quieter street that actually feels like Rome instead of tourist central. The building itself has that worn marble elegance that makes you feel like you’re staying in someone’s well-loved Roman apartment rather than some generic hotel.
The space honestly surprised me. For a 4-star place in this neighborhood, I was expecting something cramped, but the rooms have these high ceilings that make everything feel more spacious than the square footage suggests. The windows – and this is important if you’re a light sleeper – face the courtyard side mostly, so you’re not dealing with the Via del Corso traffic noise that can drive you crazy in other places around here. I actually slept past 8 AM, which never happens when I’m staying near the center. The décor walks this nice line between Roman traditional and modern comfort – think exposed beams but with decent Wi-Fi and a shower that actually has pressure.
What really makes this place work is the location knowledge you get just by staying here. The owner (or maybe the manager, I’m not sure) gave me this casual rundown of the neighborhood that was worth its weight in gold. Like, there’s this little alimentari around the corner on Via Belsiana where locals actually shop – not the tourist traps on Via del Corso. And honestly, being able to walk to the Pantheon in ten minutes through those narrow streets, or hit up the evening aperitivo scene in Campo de’ Fiori without needing the metro, that’s the real value here. The Spanish Steps thing is nice for photos, sure, but it’s everything else within walking distance that matters. Oh, and if you’re coming in summer – which, let’s be honest, most people are – the AC actually works properly, which you can’t take for granted in older Roman buildings. The 9.1 rating makes sense once you’re there; it’s not trying to be luxury, but it nails what it is: a really solid base for exploring Rome that doesn’t feel like you’re staying in a hotel at all.

The location is excellent but still very quite. The apartment is very spacious and has all the amenities one might need, including a dishwasher and a washing machine.
Two showers and two toilets were great for our family!
What could be improved: As mentioned before the virtual check in is annoying and does not always work.

Very big home in the central part of the city. Easy in/out once you figured out the procedure. I used the email link to open the doors and not the Vikey app. Close to everything. We did not use public transport to anywhere except the airport taxi. They provide a puck coffee maker with a Nespresso store conveniently right across the narrow street. This is where you want to be in Rome

The location was perfect – easy walking to all – shopping, restaurants, Spanish Steps etc.
the apartment on the third floor overlooked the ‘street’ – hung with Christmas lights -great atmosphere – and not over crowded! For me almost the best location in Rome. Perfect!
What could be improved: A little difficulty initially getting into the building when we arrived – contacting Vickey was impossible! Fortunately a person entering the building trusted we were genuine occupants and let us in!
