Look, I’ll be honest – when I first saw “Spanish Steps DeLuxe Apartment” I was expecting some touristy trap with inflated prices and zero personality. But you know what? This place actually surprised me in the best way possible. Walking up to the building (and yes, there are quite a few steps involved – this is Rome, after all), you immediately get why people fall in love with the Spagna neighborhood. The cobblestones are worn smooth from centuries of foot traffic, and there’s this amazing mix of luxury boutiques and tiny family-run cafes that somehow coexist without feeling forced.

The apartment itself hits that sweet spot between authentic Roman charm and modern comfort that’s honestly pretty rare around here. I mean, you’re literally a three-minute walk from the Spanish Steps – not the “short walk” that most hotels claim, but an actual leisurely stroll where you’ll probably stop twice to peek into shop windows. The rooms have these gorgeous high ceilings (typical for the area) and the morning light streaming through the windows is just… chef’s kiss. What really got me though was the attention to detail – the marble bathroom tiles feel substantial under your feet, and there’s proper water pressure in the shower, which anyone who’s stayed in central Rome knows is not a given. The staff genuinely seems to care about your experience rather than just going through the motions, and they actually know the neighborhood well enough to point you toward the gelato place on Via del Corso that locals frequent instead of the tourist-packed spots.

Here’s the thing about staying right in Spagna – it gets busy during the day, I won’t lie. But once evening hits and the day-trippers head back to their hotels, the whole area transforms into something magical. You’ll hear the fountain at the bottom of the steps and maybe some street musicians, but it’s not chaotic like you’d expect. The 8.5 rating makes total sense to me because while it’s not absolute perfection (the elevator is tiny, and good luck getting a reservation at the restaurant downstairs during peak season), it delivers on the promise of letting you live like a Roman for a few days. Plus, you’re close enough to walk to Trevi Fountain or the Pantheon, but far enough from the real tourist chaos around those spots that you can actually breathe. If you’re the type who wants to grab fresh pastries from a local bakery in the morning and aperitivo at a neighborhood wine bar in the evening – rather than eating every meal at hotel restaurants – this is your spot.

    Our family, which was composed of three generations, found this a very comfortable apartment to stay in. Very spacious and well appointed. Beautiful fit out and lovely outlook onto balconies and street. Our host was fabulous and was excellent to deal with in the lead up to and during our stay. The location of this apartment we found to be perfect to explore nearby areas in Rome and easy to walk in the area to sight see, shop and eat at delicious restaurants.
    Would recommend this accommodation to others.

    What could be improved: Only thing I would point out to people – is be aware that there are 44 steps up to the apartment and a lift is not available.

    Bedrooms were well decorated with ample storage. Each bedroom had a thermostat which was great. Comfortable and elegantly appointed.

    What could be improved: Bathrooms needed more safety rails as the s
    tubs were slippery. The large bathroom off to the left with shower in center was not planned well. No access without getting wet. Really needed three sets of keys as we were three couples going in all different directions.

    location, apartment, staff – excellent!!! Spacious rooms, each of 3 rooms has its own bathroom. Internet works well. Living room with large table for dining and number of sofas for having a rest.

    Big applause to Maria! She helped quickly and professionally with our add hoc requests. And overall made our stay so pleasant and comfortable. Also helped with airport transfer which was good.

    Also, specials thanks to Simona – although our flight was delayed and we arrived late after midnight she patiently waited for us and welcomed in the best warm manner.

    What could be improved: There is no elevator for heavy luggage, although for us it was no issue

    Met by the greeter Paolo we were delayed by trains but all good messages via phone. Easy to find in second floor by stairs. Absolutely stunning and lovely outside terrace with 6 chairs and table, everything you need in the kitchen coffee machines, dishwasher, loads of crockery.
