Look, I’ve stayed at plenty of places near the Spanish Steps, and honestly? Most of them are either tourist traps or so tiny you can barely open your suitcase. But this little gem on Via di Propaganda – well, it’s actually what everyone claims to offer but rarely delivers on.
The street itself is this narrow, cobblestone affair that feels properly Roman without being obnoxiously picturesque. You’re literally a two-minute walk from the Spanish Steps (I timed it, because I’m that person), but here’s the thing everyone gets wrong about this area – you don’t want to be right on top of the steps themselves. Trust me, I made that mistake once and couldn’t sleep past 6 AM thanks to the tour groups. Via di Propaganda is just far enough away that you get the location without the chaos, plus you’re actually closer to some of the better coffee spots that locals frequent. There’s this tiny bar around the corner where the barista – older guy with incredible mustache – makes the kind of cappuccino that ruins Starbucks for you forever.
The apartment itself surprised me, and I mean that in the best way. When places call themselves “art apartments,” you brace yourself for either pretentious nonsense or cheap prints of the Colosseum. Instead, you get these carefully chosen pieces that actually complement the space rather than screaming for attention. The rooms have that perfect Roman apartment feel – high ceilings, original details, but with modern touches where they matter (the bathroom, thank god, and proper WiFi). What really sold me was the morning light – there’s something about how it filters through those tall windows that makes even terrible bed hair look romantic. The building itself has character without being creaky, if you know what I mean. You can hear the city humming outside, but it’s not keeping you awake at night.
Parking is honestly a nightmare in this part of Rome, but that’s not really their fault – it’s just the reality of staying in the heart of things. The trade-off is worth it though, because you can walk to Villa Borghese when you need green space, hit the high-end shopping on Via del Corso when you’re feeling fancy, or just wander down toward the Pantheon when you want to feel like you’re in a movie. The 8.6 rating makes sense to me – it’s not trying to be the Ritz, but it absolutely nails what it is trying to be. I’ve recommended it to three different friends now, and they all came back with the same reaction: “Why didn’t we know about this place sooner?” Sometimes you just stumble onto something that gets the balance exactly right.

It felt like home away from home. It has 2 bedrooms, one of them with attached bath. Our host was excellent – we found all that we needed. We even cooked meals and had good family time. All the attractions are nearby ( Trevi, Pantheon, Spanish steps..). The apartment comes with a lift 🙂 We could roam outside till 2AM in the night as it is very safe. It was clean, and it had washing, ironing facilities. We had a great time in the apartment.

The location was great for shopping and sightseeing in rome. Although the foro and coliseum were not as close as the trevi fountain and Spanish steps, they were a 20 minute walk, of which I recommend doing to see all of rome.

Ideally situated in the heart of Rome. Spanish steps are only a 2 minutes walk. Very clean, comfortable and surprisingly quiet.

Location was perfect, a few steps to Piazza Spagna and 10 to 20 minutes to any historical or touristic point. Very nice building with cosy entrance. Old style and very good condition lift. Good modern decorated apartment with huge spaces at kitchen and livingroom. Two large bedrooms with king size double beds. Master bedroom with own bathroom and a common bathroom as well. Clean and comfortable beds and linen. The host was excellent with close support via watsapp.

What could be improved: The key system to open the appartment it's not the better. You can reach it only if you pay in advanced a tax per night. It was the first hotel in Italy. Paola, the host, was able to help me with it anyway. I did know that for the hotels to come in Italy so I have no problems with them.Paola met us and showed us around.
