You know what struck me first about San Peter Raffy’s House? It’s tucked away on Via Simone de Saint Bon in this quieter pocket of Prati that most tourists never find – I mean, you’re literally a ten-minute walk from St. Peter’s, but the street feels almost residential. The building itself has that understated Roman elegance thing going on, none of the flashy lobby drama you get at the big chains, just clean lines and this sense that someone actually cares about the details.
I’ve stayed at plenty of four-star places that phone it in, but honestly, this one gets it right in ways that matter. The rooms are thoughtfully laid out – not huge, but they use the space well, and the bathrooms actually have decent water pressure (trust me, that’s not a given in Rome). What really won me over was how quiet it stays at night, even though you’re in the city center. The Prati neighborhood just has this different energy compared to the chaos around Termini or the tourist madness near the Colosseum. You’ll hear the occasional scooter, sure, but it’s more like authentic Roman life than noise pollution. The staff seems to genuinely know the area too – they pointed me toward this little bakery around the corner that I never would have found otherwise, and suggested walking routes that skip the worst crowd bottlenecks.
The location is actually perfect if you want to do Vatican stuff without feeling like you’re trapped in Vatican-land. Via Cola di Rienzo is right there with all the shopping and normal Roman life, plus you can walk to Castel Sant’Angelo along the river, which is honestly one of the prettier strolls in the city. I stayed during shoulder season in October, and checking in was smooth – no drama, no waiting around, just the kind of efficient friendliness that makes you feel like you picked the right place. The whole experience felt less like staying at a hotel and more like having a really well-connected friend let you crash at their nice apartment in the perfect neighborhood. At a 9.4 rating, it’s clearly not just me who thinks they’re doing something right here.

The room was extremely clean, quite large and fully functional. The location was one of the best we have had during our stays in Rome! One block from the metro. The host was very friendly and accommodating — provided some awesome restaurant recommendations.

We had a wonderful stay at Raffy’s house. The location was excellent – lots of great restaurants within walking distance and easy to get to all the major sites in Rome. Beautiful views and a really fun vibe from this top floor apartment. Also the AC worked great which was awesome during a few hot days. Would definitely recommend this rental!

We really enjoyed our stay at San Peter Raffys , the hosts were excellent, and kind and flexible , the location was perfect only a short walk to the Vatican and the metro with everything you need at your doorstop form local supermarkets , coffee shops and quality restaurants, would definitely stay here again

Great check in from Lorenzo and good location with a supermarket nearby and a c.15 minute walk to the centre. The terrace is also wonderful.
