Look, I’ll be honest – when I first walked up to Via Venti Settembre, I wasn’t expecting much from what looked like just another Roman apartment building. But here’s the thing about Rome: some of the best places hide in plain sight, and Residenza Venti Settembre is absolutely one of them. You’re literally a two-minute walk from Palazzo Altemps (which, by the way, most tourists skip but shouldn’t), and you can actually see the Baths of Diocletian from some of the windows. The entrance is through scala B – don’t worry, it’s clearly marked, though I did walk past it twice the first time because I was expecting something more… hotel-like, I guess.
What actually makes this place special is how it feels like staying in a Roman friend’s really nice apartment, except with daily housekeeping and someone who actually knows where to find the best carbonara at 11 PM. The rooms have this perfect balance of old-world charm and modern comfort – I mean, you’ve got original hardwood floors that creak just enough to remind you you’re in a historic building, but the Wi-Fi is faster than what I have at home. The bathrooms are surprisingly spacious for Rome (anyone who’s traveled here knows that’s saying something), and honestly, the water pressure is better than half the five-star places I’ve stayed at. You know what I really appreciated? The windows actually open properly, and since you’re on the second floor, you get street views without the constant rumble of Vespas that keeps you up all night.
The location is sort of perfect in that understated Roman way – you’re not in the thick of the tourist chaos around the Pantheon, but you can walk there in about eight minutes through these lovely side streets that most visitors never see. There’s a fantastic alimentari right around the corner on Via Nazionale where the owner, Giuseppe, will slice you the most incredible prosciutto and actually remembers your name after the second visit. The Termini train station is close enough to be convenient (maybe a 10-minute walk) but far enough that you don’t hear the announcements echoing through the streets. And here’s a local tip: the entrance to Repubblica metro station is literally two blocks away, but it’s the less crowded entrance that most tourists don’t know about. The staff here genuinely cares about making your stay memorable – they’ll call restaurants to make reservations, give you hand-drawn maps to avoid the crowds, and I swear they know every gelato place within a six-block radius. It’s the kind of place where you feel like you’re actually living in Rome rather than just visiting it, which is honestly what makes a trip to this city unforgettable.

Everything. Nicole and Antonio are amazing hosts and their hospitality alone is worth a 10/10. Every time we came back from a tour around the city, Nicole was right there eager to offer a snack, a cappuccino, or a drink. In the morning we got a full platter of coffee, juice, sandwiches, pastries, and fresh fruit. It really felt like we were part of a home. When we first arrived we were given personalized recommendations for sites to visit over a cup of coffee. I could go on for a long time about how great they were to us.
As for the rooms, they were modern, clean, and spacious. The AC worked great, the showers were big enough for me (I'm 6'4"), the wifi worked great, and the bed was comfortable. Also of note, the cleaning person really went above and beyond each day.
The location is on a main street but our room was super quiet. It's a short ride or walk to the city center and all the sites. All in all, if I'm in Rome again, I'll always be sure to try and book this place.Ilinca from Romania (10/10)

We had a really wonderful stay at Residenza Venti Settembre. It’s a beautiful small family run hotel and the owners were warm, friendly and incredibly helpful throughout our stay. They offered advice on how to get to places across Rome and where to eat and find the best gelato. The room was immaculately clean and comfortable and the complimentary breakfast and drinks were a lovely extra. The location was also great with excellent food options nearby and we walked everywhere to see all the sights across Rome.

It is located in a clean and safe neighborhood, close to Termini Station. The accommodation is perfect in every way. In addition, they brought me breakfast in the morning, and I was so touched by the food they prepared with such sincerity that I felt sorry for them as a guest. It was the most impressive accommodation I stayed in during my time in Italy, and the owner was so kind that I definitely want to come back next time I travel with my family.
