You know what caught me off guard about Residenza Vaticana? It’s actually tucked away on this quiet residential street that feels completely removed from the tourist chaos, even though you’re literally a ten-minute walk from St. Peter’s. I mean, Via Ezio isn’t some famous Roman street you’d recognize, but that’s exactly why it works – you get that authentic neighborhood vibe while still being close enough to hit the Vatican before the crowds descend.
The building itself has this understated elegance that’s very Roman, if that makes sense. No flashy lobby or marble everywhere, just solid, comfortable spaces that feel like someone’s well-appointed apartment rather than a typical hotel. The rooms are honestly bigger than what you’d expect in this part of Rome, and here’s something I really appreciated – the windows actually open properly, which sounds silly but you’d be surprised how many places have those European tilt windows that barely let in air. The neighborhood is quiet enough that you can sleep with them open, though you’ll still catch the occasional Vespa puttering by in the morning.
What really sets this place apart is the location knowledge the staff has. They’ll tell you to walk down Via Cola di Rienzo for shopping instead of fighting the crowds near the Spanish Steps, or point you toward that little market on Via Andrea Doria where locals actually shop. The Prati district – which is where you are here – is sort of Rome’s best-kept secret for travelers who want to feel less like tourists. You’ve got proper restaurants within a few blocks, not just places slinging carbonara at inflated prices to Americans. The metro stop at Lepanto is maybe a seven-minute walk, and from there you can get anywhere in the city without dealing with the bus crowds around Vatican City.
Honestly, the only thing that might throw some people off is that it’s not right in the thick of things – you won’t stumble out the door onto some famous piazza. But if you’re the type who wants to explore Rome like you live there, rather than just checking off monuments, this spot makes perfect sense. The morning routine of grabbing coffee at the bar around the corner, then wandering over to see the dome of St. Peter’s rising above the rooftops never got old. Plus, parking around here is actually possible if you’re brave enough to drive in Rome, which is more than you can say for most places near the Vatican.

Location is great, very close to metro and walking distance to a lot of touristic places: Vatican, Trevi fountain and pantheon is about 25 mins walk. A lot of restaurants and bars around, area feels very safe.

The location is excellent – a lovely neighborhood and close to a metro station. The bed is very comfy.
What could be improved: Booking.com listed the property as offering breakfast, this is not correct. There is a shared kitchen with a fridge and a kettle. There wasn't any dishwashing soap, so if you made a coffee you were sharing an unwashed mug with all the other rooms.

Great that we could leave our luggage after check out. We also were allowed to choose out room from the ones available and got some assistance with our luggage when arriving. Highly appreciated. The location was very good as well with restaurants, shops and public transportation close by.
What could be improved: Limited English and a bit small rooms (that can be generally expected in Rome though). Also please be aware that there is a set check-in time frame, so plan accordingly. No fridge in the room, but a fridge placed in a shared room available to all guests.
