Look, I’ll be honest – when I first walked up to Prima Guest House Collection on Lungotevere Michelangelo, I wasn’t expecting much. It’s tucked away on the first floor of this classic Roman building, and you know how those entrances can be… well, let’s just say Italian apartment buildings don’t always scream “luxury hotel” from the street. But here’s the thing that hit me right away – you’re literally steps from the Tiber, and I mean you can actually hear the water if you open your windows at night. The Prati neighborhood is honestly one of Rome’s best-kept secrets for travelers who want to feel like they’re living in the city rather than just visiting it. You’ve got Via Cola di Rienzo basically around the corner, which is where actual Romans do their shopping, not the touristy stuff near the Pantheon.

What really won me over was how the place feels more like staying at a well-connected friend’s apartment than a standard hotel. The rooms have this lived-in elegance – I’m talking high ceilings, original hardwood floors that creak just enough to remind you you’re in a centuries-old building, and these gorgeous tall windows that let in that golden Roman light everyone talks about. The staff actually remembers your name after day one, which sounds small but makes such a difference when you’re trying to navigate a foreign city. And here’s something nobody tells you about this area – it’s incredibly quiet at night. I mean, you’re in Rome, so there’s always some distant hum of the city, but compared to staying near the Colosseum or Trevi Fountain? It’s like a different planet. You can actually sleep with your windows open, which in August is basically a miracle.

The real genius of this place is the location, though I hate using that word because every hotel claims it. But seriously – you’re a fifteen-minute walk to the Vatican (and I timed it), yet you’re in this residential pocket where you can grab morning coffee at the bar downstairs with Italian businesspeople heading to work. There’s a fantastic market on Via Tunisi that most tourists never find, and the Metro connection at Lepanto gets you anywhere in the city without dealing with the chaos around Termini. Parking is actually possible here too, which if you’ve ever driven in Rome, you know is like finding a unicorn. The only thing that might throw some people off is that it doesn’t have that flashy hotel lobby experience – you’re buzzing up to the first floor and walking into what feels more like an elegant residence. But honestly? After a day of fighting crowds at the Vatican Museums, that understated, almost residential vibe is exactly what you want to come home to.

    we only stayed for a night, so it was quick and fullfilled all our expectations.

    What could be improved: the shower was not draining well, so in the morning we told the guy at reception. He was nice thanking us for letting him know so he could get it checked, and not a big deal after all…

    Our stay at Prima Guest House Collection was nothing short of exceptional—again! This was our second time here, and it has firmly become our go-to accommodation for any future visits to Rome. The location is phenomenal, situated in the charming Prati district, just a short walk from the Vatican and Piazza del Popolo. The Lepanto Metro Station is conveniently nearby, and there's a bus stop just around the corner with several lines that make getting to different parts of the city quick and easy.

    The rooms are tastefully decorated, featuring super comfy beds with premium bedding, air conditioning, and soundproofing—perfect for a restful night’s sleep. We also really appreciated the spotless daily housekeeping.

    The host was incredibly welcoming and helpful, providing maps and tips about the city. Check-in was smooth and efficient, and we felt very well looked after throughout our stay.

    Although breakfast was available at the property, we chose to enjoy the local Italian experience each morning—grabbing a quick espresso and cornetto at a nearby café, just like the locals do.

    Overall, Prima Guest House Collection offers excellent value for money, combining comfort, convenience, and warm hospitality. We highly recommend it to anyone visiting Rome and can’t wait for our next stay!

    My family and I enjoyed our stay in this property. Very vintage and make you experience the Italian lifestyle.
    I would like to make a special mention to 2 Filipino staff specially George who had helped us carry our luggage to the taxi.

    The Manager: FREDERICO is very helpful and made sure our transport to airport FCO is properly arranged.

    What could be improved: As a PWD I find it difficult to bring our luggage to the lift as there are stirs to take before reaching the elevator.

    The elevator is very small and old style.
    Wifi in our room ( ROOM 7) is VERY WEAK

    The property is located right across the river close to Metro station. The room was very clean and spacious with a nice balcony overlooking the river. There's a super market right next door, and at least 5 great breakfast places nearby.

    What could be improved: There's no coffee/tea arrangement in the room itself. And you might be groping in the dark in the common kitchen looking to make tea after returning from the city.
