It’s one of those places where the location actually makes sense once you’re there – I mean, you’re literally on Via Milazzo, which sounds fancy but is honestly just a really solid residential street about a five-minute walk from Termini Station. And before you roll your eyes at “near the train station,” hear me out because this isn’t one of those sketchy station-adjacent spots that smell like stale pizza and cigarettes.
The building itself has that classic Roman apartment vibe – you know, the kind with the heavy wooden doors and marble steps that have been worn smooth by decades of foot traffic. What I really appreciated was how quiet it gets once you’re inside, especially considering you’re practically in the heart of everything. The apartments are genuinely well-appointed (and I don’t mean that in a brochure way) – the kitchens actually have proper cookware if you want to grab groceries from the little market on the corner, and honestly, the beds are better than most hotels I’ve stayed at in Rome. The whole place feels more like borrowing a friend’s apartment than staying in some sterile accommodation.
Here’s the thing about this location that most people don’t realize until they’re walking around – you’re perfectly positioned between the chaos of Termini and the more residential Esquilino neighborhood. I’d wander down to Via Nazionale for dinner (maybe a ten-minute stroll), but then come back to this surprisingly peaceful pocket where you can actually hear yourself think. The 9.7 rating isn’t just people being generous either; the owners clearly pay attention to details like having extra towels that don’t feel like sandpaper and making sure the WiFi doesn’t cut out every time someone in the building turns on their washing machine. Pro tip: there’s a fantastic little bakery about two blocks down that opens ridiculously early, and the coffee bar next to it makes the kind of espresso that’ll ruin Starbucks for you forever. If you’re coming in summer, the apartments stay surprisingly cool – something about the thick walls and the way the building is oriented. Winter visits are cozy too, though you’ll want to pack layers because Roman heating can be… well, let’s call it “variable.” The only minor thing I’d mention is that the street can get a bit busy during morning rush hour, but honestly, it’s Rome – if you wanted silence, you’d be staying in Tuscany.

Excellent facilities; two bedrooms with really nice large ensuites, we had a double in one room and 3 singles in the other room for our sons.
Kitchen/Lounge is bright, clean and airy, a nice space to chill, watch TV, eat & chat around the table.
Big fridge freezer, cooker, induction hob, loads of pans, glasses, cutlery, crockery & utensils, washing machine/tumble dryer. microwave, Nespresso machine, panini toaster, kettle.
Met by Fabrizio who handed over keys and explained how everything worked.
We had a minor issue one evening when we couldn't get the washing machine to work, contacted Fabrizio who helped us troubleshoot over the phone. That didn't work so he came the next morning and got it working.
Really close to Termini rail and metro station, so easy to get to all the places we wanted to visit in Rome (and to/from Fiumicino airport).

The apartment is very nice and comfortable. We stayed for a week and it offered everything we need. It was quiet, so we had a good night sleep. The metro, train and bus station are very close and there are good restaurants nearby. Fabrizio was very kind and responsive, so I definitely recommend this apartment for s stay in Rome.

Very close to termini central and restaurants and supermarkets. Would highly recommend the owner meet us there and went over and beyond as first night he had to travel 30mins back to us as our room card was taken on the metro.

The large apartment was recently refurbished is beautiful, and very comfortable. It is close to so much and a walk to everything but the Vatican. I will stay here again.

The property was perfect for all our needs for four friends celebrating a 50th birthday. Two bathrooms with two bedrooms was perfect set up. Comfortable sofa and dining table and chairs. Beds were really comfortable. We felt very safe whilst situated in the city centre near the station and amenities. Fabrizio was so friendly and helpful taking the time to send us restaurant recommendations which were good. We had the perfect stay and would recommend to anyone wanting some home comfort whilst away.
