You know what? When I first walked up to this place on Via Merulana, I wasn’t expecting much from the street view – it’s honestly just a typical Roman residential building. But once you’re inside this apartment, it hits you immediately why they call it “lussuoso.” The space feels genuinely luxurious without being stuffy, and I mean, you’re literally a five-minute walk from the Colosseum. Not “near the Colosseum” like half the places in Rome claim – actually five minutes.

The location is what really makes this spot special, though. You’re right in Monti, which is sort of the perfect sweet spot for staying in Rome. Via Merulana itself is busy enough that you’ve got everything you need (there’s a great little alimentari just down the street that saved me multiple times), but you’re tucked away from the absolute chaos of the main tourist drags. The apartment sits between Termini Station and the ancient sites, so you can actually walk to most places you want to see – I found myself using the metro way less than I expected. What I really appreciated was how quiet it gets at night, despite being so central. You’ll hear the occasional Vespa, because this is Rome after all, but it’s not the constant noise you get closer to the Pantheon area.

The apartment itself lives up to that 4-star rating – everything works properly (which honestly isn’t always a given in Rome), the Wi-Fi is solid, and the kitchen is actually functional if you want to grab some ingredients from the Esquilino market nearby. I particularly loved the morning routine of making coffee and planning the day, knowing I could be standing in front of the Colosseum before I’d even finished my second espresso. The building has that classic Roman charm – you know, the kind with the heavy wooden doors and marble stairs that have been worn smooth by decades of footsteps. Check-in was straightforward, though you’ll want to confirm the exact procedure since it’s an apartment rather than a traditional hotel. The 8.2 rating feels about right – it’s really good at what it does, though don’t expect concierge service or anything like that. This is more like having a beautifully appointed home base in one of Rome’s most authentic neighborhoods, where you can live like a local who happens to have one of the world’s most famous monuments as their neighbor.

  What could be improved: Bedding configuration was different to pictures and description, we specifically needed 4 beds so this was a little disappointing to find out upon arrival. No bed linen for sofa bed. A couple of maintenance issues – door to shower and toilet didn’t close and shower overflowed so we couldn’t use it.

  What could be improved: Regardless of the network, there is almost no data or voice signal from the mobile phone. You are isolated in the apartment. If it mounts a signal amplifier, it's perfect. It has WI-FI for those who want to log in
