The name had me expecting some grand countryside estate, but it’s actually tucked right into Rome’s bustling Esquilino district – literally a five-minute walk from Termini Station. I mean, Via Vicenza isn’t exactly the most charming street in Rome (honestly, it’s got that slightly gritty urban vibe), but that’s also what makes this place work so well. You’re stepping off trains from Florence or Naples, dragging your luggage through those massive station halls, and suddenly you’re checking into this surprisingly quiet little refuge where the street noise just… fades away somehow.

The hotel itself feels like someone’s well-maintained family home that got converted – which, knowing Rome, it probably was. The rooms are clean and comfortable without being fancy, and I actually appreciated that they didn’t try to oversell the luxury angle. This is solid 3-star territory, and they own it. What really won me over was how the staff seemed to actually know the neighborhood – not just the tourist spots, but where to grab decent coffee at 6 AM (Bar Esquilino around the corner) or which tabacchi stays open late when you need a metro card. The front desk guy, I think his name was Marco, drew me this little map showing how to cut through the side streets to avoid the chaos around the station, which saved me probably 20 minutes every day.

Here’s the thing about staying near Termini – everyone warns you it’s sketchy, but honestly, it’s just busy and a bit rough around the edges. Once you’re inside Villa Delle Rose, you’re dealing with thick Roman walls that keep most of the city sounds out, though you’ll still hear the occasional ambulance or late-night reveler. The real advantage is being connected to everything – the metro lines, the airport train, buses heading to Trastevere or the Vatican. I could walk to Santa Maria Maggiore in ten minutes, or catch the tram to San Lorenzo when I wanted to eat where the locals do. The neighborhood has this lived-in authenticity that the touristy areas lack, with actual Romans going about their daily business, kids playing in the small piazzas, and those wonderful chaotic markets where you can grab fresh fruit for breakfast. Sure, it’s not as Instagram-perfect as staying near the Pantheon, but it felt more real somehow – like I was staying in Rome rather than just visiting it.

  Very simple but clean place and nice staff. We were walking 23-26 minutes to places which we didn't mind, however you can go closer if you wanted to. Its a corner away from Termini station which was great coming from and to airports. If you want to use the Metro its right there as well
