You know what struck me first about Fleming Suites? It’s tucked away in this leafy part of Rome that honestly feels more like a residential neighborhood than tourist central – and I mean that in the best possible way. The Tor Di Quinto area is where actual Romans live, which means you’re walking past neighborhood cafés where the barista remembers your order and little shops that close for proper lunch breaks. The hotel itself sits on Via Flaminia, one of those ancient Roman roads that’s now a proper street but still has that sense of history under the modern surface. Getting there from the city center takes about twenty minutes by metro (the Flaminio stop is your friend), and parking is actually manageable if you’re driving – something that’ll make sense once you’ve tried to park anywhere near the Colosseum.
The suites themselves are spacious in a way that Italian hotels often aren’t, with these clean lines and muted colors that somehow feel both modern and timeless. I appreciated the kitchenette setup – nothing fancy, but enough to make morning coffee without waiting for room service or to store those amazing Roman cheeses you’ll inevitably buy at the local market. The bathrooms are well-designed too, with proper water pressure (trust me, this matters after a day of walking cobblestones). What really gets me is how quiet it is at night – you’re close enough to hear the gentle hum of the city, but far enough from the chaos that you can actually sleep. The staff has that Roman blend of professionalism and warmth; they’re not overly chatty, but they know their stuff and seem genuinely happy to help figure out the best route to wherever you’re headed.
Here’s the thing about staying in this part of Rome – you’re living like a local without sacrificing comfort. There’s a fantastic trattoria called Il Sorpasso just a few minutes’ walk away that does this incredible carbonara (the real kind, not the tourist version), and the morning walk to grab cornetti from the bakery down the street becomes part of your routine. The hotel’s location means you can escape the tourist crowds when you need a breather, but you’re still well-connected to all the major sites. The 4-star rating feels accurate – it’s not trying to be the fanciest place in Rome, but everything works well and feels thoughtfully done. I’d honestly choose this over some of the more expensive places in the center, partly because your euros go further here, but mostly because you get that authentic Roman neighborhood experience without roughing it. Plus, the flamingo-pink sunset views from some of the upper floors are pretty spectacular – something about the way the light hits the Tiber in the distance that makes you remember why people fall in love with this city.

It is very clean, also the furniture is modern! Room very spacios with the balcony! The contact with the owner was very easy! From the Vatican is one bus away, around 30min, but to the city center is 2 buses away, one hour.
What could be improved: The bathroom is private but it is not inside the room, but in the hallway where the other guests entrance doors are. It was a little bit inconvinient to go multiple times in the hallway and lock the doors of the bathroom and the room, and it does not feel completely "private"It served it's purpose. It was convenient for the purpose of our trip but is a fair distance from city & tourist attractions.
It was exceptionally clean with a daily cleaning service. The building was very secure and apart from traffic sounds which were not excessive it was very quiet. The balcony was a bonus we hadn't anticipated.
What could be improved: It was very basic but functional. Literally a bedroom with a private external bathroom across the hallway from the room. Everything was very, very good. We really enjoyed staying there. It was clean and it was super comfortable. They even left some amazing snacks we still dream about at our room (TWICE). We had a problem with blinds which they fixed in no time, great and professional! The balcony was cute, we had enough room to store our things and the airconditioner did the job. All together, would come again 🙂

the location was already outside of city, so it took quite a while to reach city center. Bus is the best way to get to the city center. nearby parking garage for the car and nearby grocery store.
What could be improved: it was quite complicated to get into the property…
and we thought there was problem with the airconditioning initially but it turns out that the room has sensors to make sure the airconditioning was shut down if the windows are left open. the check in staff was friendly and helpful but initially it was hard to understand how the windows and airconditioning were connected (because we couldnt get the AC to work). but otherwise the rest of the stay was pleasantPeace and quiet – Michelle from New Zealand – 19 August 2023 (8/10)
The room was comfortable and clean. Air-conditioning worked well and the management was fast to respond and helpful.
What could be improved: It was a bit far from the main city centre for us but we didn't realise when we booked this. It was nice to get away from the crowds and noise though.
