You know what caught me off guard about FLAT 07? For a place that literally just opened, it already feels like it belongs in this neighborhood. I mean, Via del Macao isn’t exactly the street tourists stumble onto by accident – it’s tucked away near Termini Station, but in that sweet spot where you’re close enough to everything without dealing with the chaos of the main drag. The building itself has this understated elegance that Rome does so well, where modern touches blend with older architecture without trying too hard.
The thing is, staying here actually made me appreciate this part of Rome differently. Most people think Central Station area means tourist traps and noise, but honestly? Once you’re on Via del Macao, it’s surprisingly quiet – especially at night when the street practically belongs to locals heading home from dinner. The rooms (well, they call them flats, which makes sense) have this clean, almost minimalist vibe that feels refreshing after walking around Rome’s beautifully overwhelming historic center all day. What I really appreciated was how they’ve thought about the details – proper blackout curtains (thank god, because Roman summer sun is no joke), decent water pressure, and air conditioning that actually works. You’d be surprised how many four-star places in Rome still struggle with that last one.
Here’s the practical stuff that matters: you can walk to Termini in about eight minutes, which means easy airport connections and trains to everywhere else in Italy. But more importantly – and this is something I only figured out after a couple days – you’re perfectly positioned for the real Rome experience. Campo de’ Fiori is a fifteen-minute walk through actual neighborhoods, not just tourist corridors. The Colosseum? Twenty minutes if you take your time. And there’s this little trattoria on the corner (I won’t name it because it’s already busy enough) where the owner actually remembers your order by the third visit. Look, I’m not saying FLAT 07 is going to change your life or anything, but it’s one of those places where everything just works the way it should. The staff seems genuinely happy to be there – probably because it’s new and they’re still excited about it – and the whole experience feels more like staying at a friend’s well-designed apartment than a hotel. For what you pay, especially considering you’re in central Rome, it’s honestly a pretty solid choice.

These are wonderful apartments – where you will find everything you need for a comfortable vacation. The apartment is very clean, the beds are comfortable, and the kitchen is equipped with everything you need. Convenient location. Supermarkets, shops, cafes, restaurants, metro and Termini train station are nearby. The owner of the apartment is very, very friendly! The hosts helped me a lot during the entire vacation. This is the place – where I will return with great pleasure and will advise my friends and acquaintances!

Less than 10 minutes walk from Termini. Enough space for a family and had 2 bathrooms. Keyless entry was great. Mattresses were comfortable.
What could be improved: Could do with new pillows. Two of the bedrooms on the street side were very noisy. The windows could do with replacing as it isn’t on a Main Street – earplugs were needed. The bedroom at the back was much better and there was no noise. Nice location not far from Termini station with places to eat & cafes close by. Very easy to access and communication from the owner was excellent. Would recommend and stay again.

What could be improved: Leaky bathroom pipe and shower ddnt hang while showering as it kept on falling. The lift is basically a small lift that feels very unsturdy.
