Look, I’ve stayed in a lot of places around Rome, and this villa on Via del Colosseo genuinely surprised me. When you first walk up – and it’s literally a five-minute stroll from the Colosseum, I timed it – you’re not expecting much because, honestly, that whole area can be pretty touristy and underwhelming. But once you step inside, there’s this immediate sense of calm that hits you. The space feels much more residential than hotel-like, which I mean in the best way possible.
The private garden is what really sold me on this place. It’s tucked away behind the main building, and you know what? You can actually sit out there in the evenings without hearing the constant hum of tour groups that usually plague the Monti neighborhood. I spent most mornings with my coffee out there, watching the light change on the old stone walls. The garden isn’t massive – don’t picture some sprawling estate – but it’s thoughtfully designed with these lovely terra cotta pots and climbing vines that make it feel like a proper Roman hideaway. The rooms themselves are well-appointed without being fussy, and the beds are actually comfortable (you’d be surprised how many four-star places in Rome miss this basic requirement).
What I really appreciated was how the staff seemed to know the area inside and out. When I asked about getting to Trastevere for dinner, they didn’t just point me toward the obvious metro route – they suggested this back-street walk through the Celio area that was absolutely gorgeous and took about the same time. That kind of local knowledge makes a difference. The location is pretty ideal if you want to be close to the big sights but still feel like you’re staying somewhere with character. You’re right in the heart of Monti, so you’ve got those narrow cobblestone streets with actual neighborhood cafés mixed in with the tourist spots. Via del Colosseo itself can get busy during the day, but it quiets down significantly by evening. One small thing – the check-in process was smooth, though the entrance is a bit understated, so don’t expect a grand hotel lobby situation. It’s more like stepping into someone’s elegant home, which honestly felt refreshing after dealing with the crowds at the major monuments all day. The 8.7 rating feels about right to me – it’s not perfect, but it delivers on what it promises and then some.

We’re dealing with the dishonest property management. We booked 4 nights. After the 1st night, two of our four people got calf spasms due to the broken heater downstairs and very thin blankets. The property manager was called and we met at the property. She confirmed the broken heater and PROMISED us the FULL refund within 10 days and AGREED that we could go ahead to book the other places. The only mistake I made was I didn’t asked her put her promises in writing. ( Hope the readers like you to learn a lesson from my experience) It resulted in all the denials and NO refund for all $1139.26 at all. Contacted Booking.com for a week. Booking.com cannot do much about it except in the process of trying to get us €80 city tax back. Booking.com said the best booking.com can do is compensating us €466 at maximum. Who will be responsible for the lost $610 (=$1139.26 – €466) from this booking platform and the dishonest property manager? Me!
