You know what struck me first about this place? The location is absolutely killer – Via degli Scipioni sits right in the heart of Prati, which honestly feels like Rome’s best-kept secret. I mean, you’re literally a five-minute walk from the Vatican Museums (perfect for beating those insane morning crowds), but the street itself has this lovely residential vibe that most tourists never experience. The morning routine here is something else – I’d grab my espresso from the little bar on the corner and watch actual Romans heading to work, not just selfie sticks everywhere.
The guesthouse itself really lives up to that “deluxe” part of its name, though I’ll admit the name’s a bit of a mouthful. Those jacuzzi suites? They’re the real deal. After spending entire days walking around cobblestones (your feet will thank you later), sinking into that jacuzzi while looking out over the neighborhood’s terracotta rooftops was honestly therapeutic. The rooms have this modern-meets-classic Roman thing going on – clean lines but with enough character that you don’t feel like you’re in some generic hotel chain. Actually, the shower pressure is fantastic, which sounds trivial until you’ve stayed in some of Rome’s older buildings where it’s basically a gentle mist.
What really sets this place apart is how the owners actually seem to care about your experience. Check-in was smooth, they knew the neighborhood inside and out (ask them about the best gelato spot – it’s not the obvious touristy one), and honestly, the whole vibe felt more like staying at a well-connected friend’s place than a hotel. The 9.3 rating makes total sense when you’re there. Prati is brilliant for evening strolls too – Via Cola di Rienzo for shopping, or you can wander toward the Tiber when the sun’s setting. The area gets delightfully quiet at night, which is rare in Rome, so you’ll actually sleep well. Only minor thing – parking can be tricky if you’re driving, but really, who needs a car when you’re this close to everything and the metro’s right there? This spot just works, especially if you want to experience Rome like you live there, not just visit.

Great location, a little outside of the main centre but in such a lovely area and so close to the Vatican. We personally much preferred this area to the centre, plus it was very walkable anyway (about 30-40 mins). Metro station only a few minutes walk away. Lots of amazing value for money restaurants within a minute or two of the apartment. Hot tub in the room was such a treat, especially after a long day of walking. The hosts were so helpful and their recommendations were absolutely perfect. We would definitely stay here again.

The location is close to all the famous places, but it is in a quiet neighborhood, with good, not so expensive restaurants.
It was clean, even though the building did show its age. This adds to the charm of being in Rome.

Extremely comfortable and clean, and the hosts were so kind and accommodating. Comfortable bed, we didn’t use the sofa bed but that looked comfy too. Good coffee, and hosts recommended several places in the area for food etc. We ate at two of their recommendations and they were both great. It was also very convenient to have a mini fridge in the room.

Francesca is an amazing hostess who went over and above to make my family feel welcome from start to finish. We stayed for five nights. Every day we had fresh supplies of water, shower gel etc.

From the first until the last minute an amazing experience: easy communication with the hosts Enrica and Francesca. They really took care of us and the service was more than we could have wished for.
The room was cleaned every day, change of towels every day, location was perfect, close to the St Peters basiliek and the Vatican museum, Castelo St. Angelo and the metro and bus stops. Many restaurants and cafés at walking distance. No street noise and of course….we loved the jaccuzi. Our tired feet welcomed the relaxing bath at the end of the day.
