Hotel Description

Look, I’ve walked past the Concept Terrace Hotel on Via Barberini probably a dozen times before actually staying there, and honestly? I was kicking myself for not trying it sooner. The building sits right in that sweet spot where you’re close enough to the Trevi Fountain to hear the evening crowds but far enough up the hill that you’re not dealing with the constant tourist chaos. When you step inside, there’s this immediate sense that someone actually thought about design here – not in a stuffy, over-the-top way, but more like… well, like someone who travels a lot designed a place they’d actually want to stay.

The rooms have this modern-meets-classic Roman thing going on that somehow doesn’t feel forced. What really got me was the attention to small stuff – the lighting actually works for reading (you know how hotel lighting is usually terrible), and the shower has proper water pressure, which is honestly hit-or-miss in this part of Rome. The terrace situation is where they really shine though. I mean, it’s called the Concept Terrace Hotel for a reason, right? But seriously, getting up there in the evening with a drink and watching the city spread out below… it’s one of those moments where you remember why you travel. You can actually see the dome of St. Peter’s in the distance if you position yourself right, and the sunset hits the old buildings in this golden way that makes everything look like a movie set.

Location-wise, you’re basically in the heart of everything without being trapped in the tourist bubble. The Spanish Steps are a five-minute walk down the hill – though coming back up with shopping bags is another story – and you can cut through the side streets to reach the Pantheon without dealing with the main drags. There’s this little alimentari around the corner on Via Sistina where the owner, Giuseppe, will set you up with proper prosciutto and bread if you want to picnic somewhere, and honestly, that’s the kind of neighborhood intel that makes a difference. The Metro stop at Barberini is right there too, though you’ll probably end up walking everywhere anyway because Rome’s just built for wandering. I stayed during shoulder season in October, and while the terrace was perfect then, I imagine it gets pretty busy in summer – but that’s true for everywhere in central Rome. The staff actually knows the neighborhood and can point you toward the quieter churches and the restaurants where Romans actually eat, not just the tourist traps. It’s not luxury in the marble-and-gold sense, but it’s the kind of place where everything just… works, you know? And sometimes that’s exactly what you need.

Reviews

  • Highly recommend a stay at this charming Roman boutique in a high rise in the heart of the city. – Helene from United States – 2 July 2025 (10/10)

Love this intimate boutique hotel located on one floor in a high-rise building near Piazza Barberini. Climb the stairs to the fifth floor or take the elevator. Note that the elevators are small.

Booked three rooms for our family. They were so nice to put all three rooms in a row and upgrade my sister-in-law who checked in earlier in the morning to a balcony room.

Communication prior to arriving was fantastic. Since we were arriving in the evening, but my sister-in-law was arriving in the morning. I needed to make sure that she would be OK to check in earlier. They were very accommodating and even gave her a cappuccino and a snack when she arrived.

The rooms were larger than most that we've stayed in Italy. Each room was slightly different, but had a comfy king size bed, a desk, a refrigerator, a bathroom with a shower and a bidet, and a balcony with a beautiful planter filled with fresh flowers. Make sure to bring a US converter to charge your electronics.

Check in with so easy. Nice to be able to get recommendations for dinner in the neighborhood. We ate at Hostaria Romano and at Colline Emiliane and they were both great. Make a reservation if you can in advance.

Our breakfast buffet in the morning was also so delicious. Vincenzo made us fresh cappuccinos, fresh lattes, and freshly squeezed orange juice each morning. Dholly kept a full spread of eggs, cheese, salads, fresh fruits, veggies, and pastries stocked and served with a huge smile. My favorite were the Caprese salads, the roasted eggplant and the croissants. Dholly even made boiled eggs for my in-laws. What a great way to start the day.

Location was great. So easy to walk to the Spanish Steps, Piazza Barberini or the Roman Forum. Hop On/Hop Off Bus Stop is nearby.

Highly recommend a stay at this charming Roman boutique in a high rise in the heart of the city. Un grande ringraziamento a Vincenzo e Dholly per aver avuto così tanta cura della nostra famiglia!

What could be improved: That we had to leave, but hopefully will be back one day!

  • I had a nice and comfortable stay with my family and I would recommend this hotel. – Misha from Germany – 3 June 2025 (8/10)

    – The room was very clean.
    – It's a pretty small hotel, only one floor with a few rooms, but still, they had the facilities you would need for a comfortable stay.
    – Nice breakfast on the balcony.
    – Good location (it's a nice street) and close to attractions. Also, very close to the Metro and the tourist bus station.

What could be improved: – Unfortunately, before my stay, I received a phishing link through the chat, asking me to secure a deposit. I followed the steps, thinking it was legitimate. I only realized it was a scam when the hotel told me they had never requested a deposit and didn’t need one. Sadly, by then, it was too late. I understand this wasn’t the hotel’s fault, and Booking.com is currently helping me try to recover the money.
    – The TV was poorly placed. We had a triple room, but from the double bed, you couldn’t see the screen at all. Also, there were no available channels or apps like YouTube. The TV basically didn’t offer anything to watch.

  • Exceptional – J from United Kingdom – 28 May 2025 (10/10)
