You know what struck me first about Colosseo Guest House? The location is absolutely perfect, but not in that touristy way everyone expects. Sure, you’re literally a five-minute walk from the Colosseum – I mean, you can actually see it from some of the upper floor windows – but the real magic is that you’re tucked into Monti, which honestly feels like Rome’s best-kept secret. Via di San Giovanni in Laterano isn’t one of those chaotic tourist strips; it’s got this authentic Roman neighborhood vibe where you’ll hear actual Italian conversations drifting from windows and catch the scent of someone’s Sunday sauce simmering.

The guest house itself has this wonderful balance of old-world charm and modern comfort that so many places try for but rarely nail. The building has character – those thick walls that keep things surprisingly quiet despite being in the heart of the city, and the kind of architectural details that remind you you’re sleeping in a place with serious history. The rooms are well-appointed without being fussy, and honestly, the staff actually seems to enjoy their jobs, which makes a bigger difference than you’d think. I’ve stayed at fancier places that felt sterile, but this spot has warmth. The breakfast setup is simple but done right – fresh pastries, good coffee (this is Italy, after all), and they don’t rush you out the door at some arbitrary cutoff time.

What really sets this place apart is how it connects you to real Rome. Walk five minutes in any direction and you’ll find yourself at the Basilica of San Giovanni in Laterano – which, fun fact, is technically more important than St. Peter’s but gets a fraction of the crowds. The Monti neighborhood has these tiny wine bars and family-run trattorias that you’d never find if you stayed near the Spanish Steps. There’s a morning market on Via Baccina where locals actually shop, and the evening passeggiata through the cobblestone streets feels like stepping into a film. Public transport is ridiculously easy from here – the metro station is right there, and buses connect you everywhere without the nightmare of navigating traffic near the major monuments. For the price point and the genuine Roman experience you get, it’s honestly a no-brainer if you want to feel like you’re living in the city rather than just visiting it.

    Very close to the main atractions in Rome. Just 30 min walk to Fontana di Trevi or Pantheon. Many restaurants very close to the locations. The bed was very comfortable, perfect after a day walking in Rome. The only unpleasant thing was a smell from the bathroom (but this was from sewage and not very persistent). The room is also in a apartment with another 3 rooms. Just one has the balcony and the walls are thin so you might hear the other guests if they are a bit noisy. All in all, we had a very pleasant stay in Rome at Colosseo Guest House and we will come back.

    Location was Great!!! Close to Metro, Buses, walking distance to major historical sites, food establishments were a few steps away. We did a day trip to Firenze, and needed to get to Roma Termini, which is two stops away on the Metro. We (two 65 year old ladies) walked to the Metro at 5:30 in the morning and felt SAFE,

    Staff reserved our airport pick up and drop off! There was a line getting through Customs and the driver waited for us when we arrived, and our pick up when leaving, was at 4:00 a.m. and the driver arrived promptly at the scheduled time. Highly recommend using their service.

    What could be improved: Unfortunately, we didn't have hot water two days of our stay. Nonetheless, once I contacted staff, it was addressed immediately. Seems if everyone is taking a shower at the same time, the water heater reaches capacity, so we opted to take a shower before going out to dinner, which resolved the issue. Restaurants are opened late, so don't worry,

    Beware, there is NO elevator, and the rooms are on the third floor. However, by the end of our stay, with all the walking we did, we mastered those stairs!, Bringing our luggage down, when we checked out, was a breeze!!!

    Location was great…right near to the Collessium and with some good bars and restaurants close by and also a small supermarket type store nextdoor. The room was cute with good bed and shower. It also had a nice balcony where you could see the Colosseum. The appartment kitchen was shared and had extra facilities like coffee and fridge.

    What could be improved: Getting into the property was a bit stressful as the instructions are not clear enough. It didn't say the property was on the second floor and it is an electronic system using your phone at the same time as pressing the intercom.
    It is the first time I experienced this type of entry and it took a little while to get used to this especially as there are four doors to get through in this way.
    I also had to worry that my phone would not run out of battery otherwise I don't know what I would have done.
    I guess the positive is I didn't need to carry four keys with me.
