You know what struck me first about Colosseo Exclusive House? The address alone tells you everything – Via San Giuseppe Labre is this tiny street that most tourists walk right past, but it’s actually genius positioning. You’re literally in Monti, which honestly feels like the Rome that locals still claim as their own, with all those wine bars tucked into medieval alleyways and actual Romans doing their evening shopping. The Colosseum is close enough that you can see it from some rooms (I mean, the name isn’t subtle), but you’re far enough from the tourist chaos that you can actually sleep at night without hearing guided tour groups at 6 AM.
The property itself feels more like staying at a design-savvy friend’s apartment than a traditional hotel – which makes sense since it’s part of Premium Suites Collection, not some massive chain. The rooms have this sort of refined industrial thing going on, all exposed brick and sleek fixtures, but they actually nailed the comfort part too. The beds are properly firm (thank god), and the bathrooms have those rain showers that don’t make you crouch under a trickle of water like so many Roman hotels. What really impressed me was the attention to soundproofing – you’d think being on a side street would guarantee quiet, but Rome is Rome, and somehow they’ve managed to create this peaceful bubble. The kitchenettes are actually functional too, not just for show, which matters when you want to grab groceries at the Conad down the street and have breakfast without paying hotel prices.
Here’s the thing about this location that you won’t get from looking at a map – you’re about a three-minute walk from Cavour metro station, which connects you to everything, but more importantly, you’re in the heart of where Romans actually go out. Via del Boschetto and Via dei Serpenti are right there with all the good restaurants that don’t have tourist menus, and honestly, just wandering these streets in the evening feels like you’ve discovered some secret version of Rome. The staff clearly gets that most guests are here for the neighborhood as much as the proximity to major sites – they’re full of suggestions for places that aren’t in guidebooks. I did notice check-in can be a bit slower if you arrive during the evening rush (lots of business travelers seem to choose this place), but the front desk folks are genuinely helpful, not just going through the motions. The only real downside? Parking is basically nonexistent on the street, but that’s true for most of central Rome, and they’ll point you toward nearby garages if you’re driving for some reason.

Location of the facility was great. Staff contacted online with all data needed how to access. during stay sent a list of top attractions and restaurants which might be visited. Facility is huge and it was very clean

Everything was perfect! The apartment was spacious, clean, warm, and very close to all the main attractions. There were excellent restaurants in the area. The Colosseum was just a 5-minute walk away. Many of the top 10 tourist attractions were within a 15-20 minute walk. A stroll through the historic center during the day, followed by a relaxing evening in a very comfortable setting. The kitchen was perfectly equipped for cooking at home.

Of course, without the slightest doubt, the greatest advantage of the facility is its location in the Colloseo area. The apartment also has a spacious living room and a kitchen for shared use. The bedrooms are also large and the beds are comfortable. Bathrooms kept clean with plenty of towels provide the opportunity to freshen up after walking around the beautiful city. GREAT availability of shops and pubs. The nearest restaurant is literally around the corner. The place is surprisingly quiet, although located in the center. Perfect contact with Romalda – owner apartments.
What could be improved: It would certainly be better if the apartment was not so dark, especially in the bedroom next to the large bathroom – maybe a mirror system would ensure comfort because there is plenty of sun above the roof. The apartment was excellent! the rooms were big and very clean. There was even a piano in the living room! The location was absolutely excellent! walking distance from all the major attractions. But also located in a very quiet neighborhood, I absolutely loved listening to the bird’s singing every morning. The staff was very responsive, our flight arrived in the morning but we were able to leave our luggage in the apartment around 11. I would definitely recommend this apartment and would stay here again!

We just returned from our stay at Colosseo House and we cannot stop raving to our friends and family about our experience! The staff at Premium Suites Collection went above and beyond to make our stay wonderful. They were extremely accommodating to us from beginning to end. Any time I had a question or needed assistance with something, they responded immediately and were so helpful to us. The apartment was beautiful, spacious and so comfortable for us. The location was amazing…SO convenient to everywhere we wanted to be and we couldn't have been happier to find this gem of an apartment! I will recommend this company and property to anyone I know visiting Rome!
What could be improved: One thing to note is that the apartment is on the second floor and there is no elevator. We knew this when we booked and it was only inconvenient when we first arrived and had to take our luggage up the stairs.
