Hotel Description

You know what struck me first about Colonna 18? It’s tucked away on this quiet residential street in Prati that most tourists never find – and honestly, that’s exactly what makes it special. I mean, you’re still walking distance from the Vatican (maybe 10 minutes if you’re not rushing), but you’re staying where actual Romans live and work. There’s something really satisfying about stepping out in the morning and seeing locals grabbing their espresso at the corner bar instead of crowds with selfie sticks.

The hotel itself has this boutique feel that doesn’t try too hard, if that makes sense. The lobby’s got these clean lines and warm lighting that actually makes you want to sit there with a book rather than just pass through. My room was on the third floor – thankfully there’s a lift because those Italian staircases will get you – and the space felt thoughtfully designed. Not huge, but everything had its place, and the bathroom was surprisingly modern. I appreciated that they didn’t go overboard with the “we’re in Rome!” theming… no fake columns or cheesy gladiator prints anywhere. The bed was genuinely comfortable too, which honestly isn’t something you can take for granted in European city hotels.

What really won me over was the neighborhood vibe. Prati is sort of Rome’s best-kept secret – it’s got this elegant, lived-in feeling without being stuffy. Via Cola di Rienzo is just a few blocks away, and that’s where you’ll find some of the best shopping and casual dining that isn’t completely overrun with tourists. There’s this little alimentari around the corner from the hotel where the owner remembers your face after two visits, and honestly, those are the moments that make a trip. The Metro connection at Lepanto is super easy too – you can be at the Spanish Steps in 15 minutes without dealing with Rome’s… let’s call it “creative” bus system. Parking’s actually doable in this area if you’re driving, which is more than I can say for most of central Rome. The staff seemed to genuinely know the neighborhood well too – they pointed me toward a wine bar I never would have found otherwise. Look, it’s not the fanciest place in Rome, but sometimes that’s exactly what you want.

  • Superb – Thomas from United States – 12 October 2024 (9/10)

What could be improved: Personnel were not always available

  • Liked it very much considering I booked on line. Very nice and accommodating. – Thomas from United States – 27 September 2024 (9/10)

Clean, location great and personal were very helpful

  • The location was great for when we went walking. The house keepers were very helpful and kind. We will stay again one da – Edwin from United States – 26 July 2024 (8/10)

It is located in the center area that if you like to walk, you can walk to the Colosseum or the Vatican City.

What could be improved: The mattress in our room, it was too rough and there was a little mold, growing in the shower corners in the bathroom and the sprayer.

  • Very enjoyable, would definitely stay again. – Eoghan from Ireland – 2 July 2024 (8/10)

The location was great and the room was very extremely clean. The staff were exceptionally helpful too.

What could be improved: Every time someone enters the hallway a sensor goes off making a very loud and irritating sound for about 6 seconds. It doesn't happen too frequently as there are only 4 or 5 rooms in the guesthouse, but if something could be done about that noise it would be great.

  • I will stay here again. – Mark from United States – 6 June 2024 (9/10)

    Great location. Large bathroom.

  • Overall was very good – could have been a bit cleaner. – Radostina from Bulgaria – 6 December 2023 (8/10)

A really nice location, there is a bus stop just outside the hotel, the room was spacious enough, the bed was comfortable and the bathroom was quite big as well – same as the provided description.

What could be improved: It was a bit noisy – you can hear the traffic outside and whenever someone walks in the corridor to the other rooms – it's just too narrow and I don't think there is a way not to hear that. There was dust on the standing lamps and the coffee machine was not working – besides the water in it was starting to collect some nasty layer on top.

  • Lovely quiet accommodation in the center. – Iveta from Czech Republic – 12 July 2023 (9/10)

Superb location. Very close to all attractions by walk. Bus stop right next to the hotel door.

  • Perfect stay for sight seeing in Rome – Stephen from United Kingdom – 24 June 2023 (9/10)

Gianluca was an excellent host and was always available to help with anything we needed during our stay.
Location was perfect and the room was comfortable.

What could be improved: We noticed that if we didn’t leave the air con on during the day there would be a musty smell in the room.

  • Superb – Sabina from Romania – 23 May 2023 (9/10)

What could be improved: nu poti regla temperatura in camera

  • Good stay for a night in Rome – Taylor from United States – 6 April 2023 (7/10)

    Good location

What could be improved: Just a little noisy. The walls are very thin so when people walked through the hall you could hear them as well as the upstairs neighbor was very nosey until around 11 pm and started being noisy again around 8 am. However, that isn’t something the host can prevent. There was a little confusion with the check in but it all got cleared up eventually. Over all the stay fulfilled our needs.
