Look, I’ll be honest – when I first heard the name “Charming Home in Termini,” I rolled my eyes a bit. I mean, every place claims to be charming, right? But after spending a few nights here, I actually get why they went with that name. It really does feel more like staying at someone’s well-appointed apartment than a typical hotel, which is exactly what you want when you’re trying to feel human after a long flight into Rome.

The location is what sold me initially – Via Modena is literally a five-minute walk from Termini Station, but here’s the thing most people don’t realize: it’s tucked just far enough away that you’re not dealing with the constant chaos of backpackers dragging suitcases at 6 AM. You know that weird zone right around major train stations where it’s all tourist traps and sketchy late-night spots? This place sits just outside that bubble. I could grab my morning espresso at the little bar on the corner (the owner, Giuseppe, makes these incredible cornetti that are still warm at 7 AM), then be on the metro to the Vatican in fifteen minutes. The building itself has that classic Roman elevator situation – you know, the tiny cage that fits maybe two people and your luggage if you’re lucky – but honestly, it adds to the whole authentic experience.

What really impressed me was how they’ve managed to keep the original character of the space while making it actually functional for travelers. The rooms have these beautiful high ceilings with original moldings, but they’ve also got proper blackout curtains (thank god, because Roman summer mornings are bright) and surprisingly good WiFi. The bathrooms are updated without being sterile – I’m talking marble countertops but with enough space to actually spread out your toiletries. One small thing that made a huge difference: they provide these thick, fluffy towels that actually dry you off, not those thin hotel things that just move water around. The beds are firm in that European way that I’ve learned to love, and the linens smell like they’ve been line-dried, which they probably have been.

The staff – well, calling them staff feels weird because it’s more like staying with friends who happen to be really good at hospitality. Maria at the front desk knows every restaurant within a ten-block radius and isn’t shy about telling you which tourist spots are actually worth your time (spoiler: the Pantheon is still incredible, but go at sunset, not midday with the crowds). She also warned me about the construction happening on Via Nazionale, which saved me from a very frustrating detour with my luggage. Check-in was refreshingly straightforward – none of that corporate script nonsense, just “here’s your key, here’s how the AC works, and call if you need anything.”

The only minor downside? The street can get a bit lively on weekend nights – not rowdy, just… energetic. But honestly, that’s Rome for you, and the double-glazed windows do their job well enough. Plus, I’d rather be in the middle of real Roman life than isolated in some sterile hotel district. For what you’re paying, especially considering that 9-point rating isn’t just marketing fluff, this place delivers on its promise of actually being charming.

  The location is perfect, so close to central Termini station, Colosseum and easy to go to Vatican City!
  At night went to Fontana di Trevi by walking, also has a great private terrace!

  What could be improved: There were a lot of uneven steps not stated when booking which made it difficult for my disabled mother we were told we couldn’t put the air con on in every room as the electricity would go off and Rome is very very hot the showers were very difficult to get in and out of very small and there were only 3 bathrooms not 4 as stated

  Très bien placé, nous avons pu effectuer toutes les visites à pied. L'appartement est lumineux et agréable.

  Nous avons adoré l’accueil et la gentillesse de Sam à l’arrivée. L’appartement est très bien situé, pas loin des bus et des monuments (nous avons beaucoup fait à pied). Appartement bien pensé pour une famille ou plusieurs couples (intimité respectée). Calme.
  
  What could be improved: Les douches mériteraient une petite révision pour le débit de l’eau. Sinon nous avons passé un excellent séjour avec un ado, un couple de parents et un couple de jeunes.

  La calidez de su anfitrión Sam, muy buen recibimiento y disponible para lo que se nos presentaba , ya sea algún tema técnico, también para explicarnos los lugares cercanos e incluso para el traslado al aeropuerto.
