I mean, the location is just ridiculous in the best possible way. Borgo Vittorio is this quiet pedestrian street that locals actually use as a shortcut to the Vatican, so you get to watch pilgrims and tourists streaming past your window in the morning while you’re having coffee. The Castel Sant’Angelo is right there too — I could see its ancient walls from the building entrance. What really struck me was how this area manages to feel both touristy and authentically Roman at the same time, especially in the evenings when the crowds thin out and you hear Italian conversations drifting from nearby trattorias.
The Space Itself
The apartment feels more like staying in a well-appointed Roman home than a typical hotel room. Everything’s been recently renovated with this clean, modern aesthetic that doesn’t try too hard — white walls, good lighting, and furniture that actually looks comfortable rather than just photogenic. The kitchen is compact but functional, which honestly saved me money since I could grab fresh ingredients from the morning market near Piazza Cavour and make simple meals. The bathroom’s surprisingly spacious for Rome, and the shower pressure is better than what I’ve experienced at some five-star places in the city center.
Practical Considerations
Getting here from Termini station is straightforward — take Metro Line A to Ottaviano and walk about eight minutes through streets that get progressively quieter and more charming. There’s no on-site parking, but honestly, you don’t need a car in this location anyway. The nearest grocery store is literally around the corner, and there’s this excellent little restaurant called Da Enzo that’s maybe fifty meters away where locals actually eat (always a good sign). WiFi worked perfectly throughout my stay, which matters when you’re trying to book Vatican tours or figure out which gelato place to hit next.

Everything you could need or want was provided. Whether it be chocolate biscuits or a dishwasher. EVERYTHING! Three large beds in large en-suite bedrooms, each with a television. A large living area with dining table, large fridge, washing machine, coffee maker, coffee, tea and juice.
Situated within a 5 minute walk of Vatican City and a 15 minute walk, over the river to the tour buses. Surrounded by restaurants and a few bars, with a Carrefour Express at the top of the road, 3 minutes away. A nice little quirky bar with a happy hour until 8pm—-out the door, turn left and first right, on the left. 2 minutes away. – the apartment has been newly refurbished to a high standard and has all the amenities you may need during your stay (including 3 different coffee makers!)

Incredible layout that provided privacy with a bathroom for each bathroom. Wonderful location. It was such a bonus to have some complimentary snacks and drinks there for us! Having a heating kettle with a cup and frig in each room was amazing!

This apartment was probably the best Air B&B I’ve ever stayed in, our group was 3 but originally meant to be five but even if all five of us went there still would have been loads of room, very spacious, very clean and so equipped with everything you could possibly need! If I ever return to Rome again, I will 100% be staying here again! Right beside the Vatican too! The only down side is it’s on the first floor with no elevator but that wasn’t a problem for us! Overall 10/10!

This is a beautiful renovated apartment in a great location. We were so comfortable and well rested, having three spacious and clean master suites felt luxurious. The AC worked perfectly. Our host provided some snacks, fruit and coffee and was so accommodating. This is a great value and we would stay here again in a heartbeat.
