Look, I’ll be honest – when I first walked up to BB Hotels Smarthotel Bailey’s on Via Flavia, I wasn’t expecting much. The name alone sounds like something a marketing committee dreamed up, you know? But this place actually surprised me in the best way possible. It’s tucked into this quieter stretch just off the main tourist chaos, which means you’re still walking distance from Termini Station (maybe 8-10 minutes if you’re not dragging a massive suitcase), but you’re not dealing with the constant stream of tour groups and street vendors right outside your window.
What really won me over was how they’ve managed to feel both modern and Roman at the same time – if that makes sense. The lobby has this clean, almost minimalist thing going on, but then you step outside and you’re surrounded by those beautiful old buildings with their weathered stone and tiny balconies covered in laundry. The staff actually seems to know the neighborhood too, which is rarer than you’d think. When I asked about getting to Villa Borghese, the guy at the front desk didn’t just point me toward the metro – he told me about this little shortcut through some side streets that honestly made the whole walk more interesting. The rooms themselves are what you’d expect from a solid 4-star place, nothing fancy but everything works properly. Good shower pressure (crucial after walking around Rome all day), decent wifi, and the air conditioning actually keeps up with August heat, which… trust me, not every hotel in Rome can say that.
Here’s the thing though – Via Flavia isn’t exactly the most charming street in Rome. It’s functional, sort of business-like, and in the evening it gets pretty quiet. Some people might find that boring, but I actually loved having a calm base to come back to after spending hours navigating the crowds at the Colosseum or getting lost in Trastevere. Plus, you’re genuinely close to everything without paying those insane prices you see closer to the Spanish Steps. The Barberini metro stop is right there, and honestly, once you figure out Rome’s metro system (which takes about half a day), you can get anywhere pretty quickly. I mean, the 8.3 rating makes sense – it’s not going to blow your mind, but it does exactly what it promises without any unpleasant surprises. The breakfast was actually better than I expected too, with real Italian pastries instead of those sad hotel croissants you get sometimes. If you’re looking for a place that lets you experience Rome without the tourist hotel markup, and you don’t need to be right in the historic center, this is honestly a pretty smart choice.

Close to train station and restaurants. Having bottled water available was a nice touch as was Nespresso machine for an early coffee before having a real one.
