You know what really struck me about APT ROME – Vittoria Palace? It’s actually tucked away on this narrow street in Spagna that feels almost residential, but then you’re literally a three-minute walk from the Spanish Steps. I mean, Via Vittoria isn’t one of those main tourist drags where you’re dodging selfie sticks every five seconds – it’s got this quieter, more authentic Roman feel, but somehow you’re still right in the thick of everything that matters.

The building itself has that classic Roman elegance without being stuffy about it. When I walked in, honestly, I was expecting something more generic given the apartment-style setup, but the lobby actually feels welcoming rather than sterile. The staff genuinely seemed to know the neighborhood – not just the obvious tourist spots, but where to grab the best cornetto in the morning (there’s this little place around the corner that opens at 6 AM) and which streets to avoid when the evening crowds hit the Spanish Steps. What I really appreciated was how they handled the whole apartment check-in process – it’s not like a traditional hotel where you just grab a key card, but they actually walk you through everything without making you feel rushed.

The location thing is sort of incredible once you realize what you’re working with. Sure, everyone talks about being near the Spanish Steps, but what they don’t mention is that you’re also walking distance to Via del Corso for actual shopping (not just tourist trap stuff), and you can easily stroll to Piazza del Popolo or cut through those winding streets toward the Pantheon. The Spagna metro stop is right there too, which honestly saves you so much time if you want to hit Vatican City or venture further out. I stayed here in late spring, and the area gets busy during the day – I mean really busy – but by evening it settles into this lovely Roman rhythm where people are just living their lives, heading to dinner, that sort of thing. The street noise is minimal at night, which surprised me given how central you are.

What sets this place apart from your typical Rome hotel is that apartment feel – you’ve got space to actually unpack and settle in, not just exist out of a suitcase. The rooms I saw had this comfortable, lived-in quality without feeling worn down, and there’s something nice about having a proper area to sit and plan your day rather than perching on the edge of a bed. The 9.6 rating honestly makes sense when you experience it – it’s not trying to be the fanciest place in Rome, but it nails the things that actually matter when you’re exploring the city. You’re not paying for a location you’ll barely use or amenities that sound impressive but don’t enhance your trip. Instead, you’re getting a genuine base in one of Rome’s most walkable neighborhoods, with people who actually care about your experience rather than just processing another check-in.

  Location to Rome attractions and restaurants exceptional… the host was so generous with water and snacks on arrival and answering any query quickly …she really seemed to care about the apartment and ourselves as guests .. it was very quiet at night.. the music school can be heard through the day but not to worry as we were out sightseeing most of the time

  Truly one of the best places we’ve ever stayed! The warm welcome was exceptional, the conditions were amazing, and the location couldn’t have been better. We also really appreciated the little touches – like the hair straightener in the bathroom – and the communication with our host was perfect from start to finish.   Great location in prime area, only a short walk to many main attractions. Rooms were clean and beds were comfortable. Host was easily contactable and helpful throughout our stay, especially when we requested more amenities such as toilet paper and shower gel. Very much appreciated the complementary water/juice and snacks provided. Water pressure and temperature were also great.

  Amazing apartment ,a stones throw away from the Spanish steps . There are some really good restaurants nearby, too 😋 Camilla, was an amazing and kept in touch throughout our stay.
