Hotel Description

Look, I’ve stayed at plenty of places in Rome, and Appia96 Apartments honestly caught me off guard in the best way possible. You know how San Giovanni isn’t exactly on every tourist’s radar? Well, that’s actually what makes this spot brilliant. The apartment building itself – it’s one of those classic Roman residential blocks where you buzz in through a proper entrance, walk through a quiet courtyard, and suddenly you’re in this beautifully maintained space that feels more like staying at a well-traveled friend’s place than some sterile hotel.

The location on Via Appia Nuova is, I mean, it’s perfect if you want to live like Romans do for a few days. You’re literally a five-minute walk from San Giovanni in Laterano metro station, which gets you anywhere in the city without dealing with the tourist crowds around Termini or Colosseum stops. And here’s something most people don’t realize – this whole area comes alive in the evenings with locals heading to the little osterie and wine bars tucked along the side streets. There’s this fantastic bakery right around the corner (I think it’s on Via Amba Aradam) where you can grab proper Roman cornetti in the morning, still warm and actually flaky, not like those sad hotel breakfast pastries.

What really got me was how quiet it stays at night, even though you’re still central. The apartments face an internal courtyard, so you don’t get the constant Vespa symphony that echoes through Rome’s narrower streets. The whole setup feels residential because, well, it is – you’re staying among actual Romans going about their daily lives. Check-in was refreshingly straightforward too, none of that awkward hotel lobby hovering while they process your passport for twenty minutes. The space itself has that lived-in comfort where everything actually works (shocking, I know, for Rome) and you can tell someone put thought into the details rather than just ordering everything from a hotel supply catalog. Honestly, with a 9.4 rating, I was expecting to find some catch, but after three nights there, I get it – sometimes a place just works exactly as it should.

    The rooms are huge, and it’s home from home, everything you need has been thought of, water and coffee ready for our arrival. The owners were great at communication and even organised our transfers to and from the airport. The area felt so safe and everything is in walking distance including a small supermarket round the corner and the best ice cream on the same street. The tube station is literally a few meters on the same street and that was such a blessing after so much walking during the day it was nice to be able to get back quickly. The Beds in all 3 rooms were comfortable and the new windows kept noise from the street to a minimum. Entry to the building/apartment door was by keypad on the door handle. The entry codes are given to you before your stay. A little tricky first time using but we soon got the hang of it. WiFi in apartment was reliable and speedy in the main however lacked strength to travel to the main bedroom which was a little frustrating.

    This is beautiful old family home so staying here was relaxing. Our host was wonderful and provided us with everything we needed and more. The sitting room is so comfortable I didn't want to leave it! An excellent bakery/cafe bar is 2 minutes walk away and getting around is easy.

    This apartment is very well located with a lovely 25 minute walk that goes through Plaza San Giovanni to the Colosseum and the rest of the city's attractions. The suburb has everything you need and the hosts helpfully mention a pizza place just nearby that was open late and an absolute godsend for us when we arrived late from the airport. Around the corner is a supermarket just like home (UK/IE/AU) which sells fresh produce and bread and milk ('latte fresco' for those with as little Italian skills as I have). The apartment is bigger than we expected from the photographs.
