You know those places that make you feel like you’ve stumbled into someone’s incredibly stylish Roman apartment? That’s exactly what happened when I first walked into App Condotti. The location alone is honestly ridiculous – Via del Leoncino is this narrow cobblestone street that most tourists walk right past, but you’re literally a two-minute stroll from the Spanish Steps and maybe three from the Pantheon. I mean, I kept double-checking the address because it felt too good to be true.

The apartment itself has this effortless luxury thing going on that’s hard to fake. Everything’s been thought through, from the way the morning light filters through those tall Roman windows to the fact that they actually have decent water pressure (anyone who’s stayed in historic Rome knows this is no small miracle). The kitchen – and this surprised me – is actually functional, not just some token kitchenette. I ended up making coffee there most mornings instead of fighting the crowds at the tourist cafes. The furnishings strike that perfect balance between elegant and comfortable; you’re not afraid to put your feet up, but you also feel pretty sophisticated doing it.

What really sold me on the place, though, was all the little details that show someone who actually lives in Rome set this up. There’s a notebook with handwritten recommendations for the bakery on Via della Croce (their cornetti are insane, by the way), and the wine selection in the welcome basket was clearly chosen by someone with actual taste, not just grabbed from the nearest tourist shop. The neighborhood gets wonderfully quiet at night – you’re tucked away from the main pedestrian chaos but still close enough to everything that matters. Check-in was refreshingly drama-free, and honestly, with a 9.4 rating, you can tell they’ve figured out how to make this whole experience feel seamless. It’s the kind of place where you start planning your next Rome trip before you’ve even left.

  The apartment was clean and spacious. We were a family of 5. Two QS bedrooms and double pull out sofa in the family room. Two bathrooms. Mattresses, towels and sheets were clean and good. All amenities were provided, washing machine, bar fridge, towels, toiletries, hair dryer, coffee maker, toaster, microwave etc..
  We were met at the apartment to receive keys and a quick handover.
  We were in a lovely part of the city, close to luxury shops, Spanish steps, Trevi fountain, St Peter's Cathedral. Supermarket close by for supplies. We walked everywhere easily. The train station is a little further away, 30 minute walk. Need to catch a bus or taxi. We got a bus halfway and walked the rest.
  We felt safe inside the apartment and the surrounding streets.
  The hosts responded to our messages promptly and advised what restaurants to eat at when asked.
  A folder of information was provided.
  The only concern, was very minor, The electric stove was a little tricky to use.
  Would stay here again.
  We always enjoy our visit to Rome.

  We loved our stay here. This family run business was amazing. The apartment in centred in the heart of Rome. Spanish steps were a 5-10 minute walk away and the Trevi fountain was 15-20. We walked all around Rome and felt this accommodation was perfect for our family with a 14 year old and a 6year old. They were very accommodating with our check in and out time. I would highly recommend staying here as everything is so local and it has lots of high end shops and also high street shops at its door step. The apartment is also 2 minute walk away from the supermarket also. We can not wait to visit Rome again and we will be staying here again!

  The apartment was very nicely furnished, beds were very comfortable, loved the two bathrooms within the rooms and the kitchen was very well equipped. The staff was very friendly and on site in case help was needed. The location was excellent, supermarket, great restaurants, historical sites and shopping all within walking distance. I would definitely stay there again!

  We were given code to get in but also met to explain where everything was and how it worked. There was a bowl of fresh fruit. cereal and milk available for breakfast. The location is fantastic right in the heart of the historical city centre, walking distance to Spanish Steps, Trevi Fountain and the Pantheon. Spagna subway station adjacent to Spanish steps was a 6 minute walk. The apartment is spacious and well appointed there is easily enough room for 6 people although we only had 3. There is also a full kitchen and washing machine.
