So I’ll be honest – when I first saw “Ampio appartamento a 10 minuti dal Centro” listed, I thought it was just another generic Rome rental trying to sound fancy with the Italian name. But you know what? This place actually delivers on that promise, and those ten minutes to the center thing isn’t tourist marketing speak.

The location on Via Emanuele Filiberto is pretty sweet if you know Rome at all. You’re literally in the Esquilino neighborhood, which I mean, isn’t the postcard-perfect Trastevere everyone posts on Instagram, but it’s where actual Romans live and work. The apartment sits right between Termini Station and the Colosseum – and when I say ten minutes to centro, they’re talking about a pleasant walk down Via Cavour that’ll take you straight to the Forum. No metro juggling or confusing bus routes. The morning walk actually became my favorite part of the day because you pass this little coffee bar (I think it’s called Bar Centrale?) where the barista started recognizing me by day three.

What struck me most was how spacious everything felt – and in Rome, that’s saying something. The ceilings are high enough that you don’t get that cramped feeling you get in so many European city apartments, and there’s actual room to spread out your stuff without living out of a suitcase. The kitchen’s properly equipped too, not just some token mini-fridge and hot plate situation. I ended up cooking a few meals because there’s this fantastic market on Via Rattazzi (maybe a three-minute walk) where you can grab fresh produce and decent wine without paying tourist prices.

The neighborhood honestly grows on you. Sure, it’s not the Rome of movies – you’ll hear more languages walking around than just Italian, and it’s got that lived-in feel rather than museum-perfect charm. But that means real restaurants where locals eat, actual grocery stores with normal prices, and way less crowding than you’d deal with staying closer to the major sites. The trade-off is worth it, especially since you’re still walking distance from everything important. Plus, being near Termini means if you want to do day trips – Tivoli, Ostia, whatever – you’re not schlepping across the city with your daypack.

The 7.3 rating seems about right, actually. It’s not luxury (though calling it 4-star isn’t crazy), but it’s comfortable and functional in a way that matters when you’re actually living somewhere for more than a night or two. Check-in was straightforward, the WiFi worked without drama, and I never had issues with hot water or heating. The street can get a bit noisy in the evenings – nothing terrible, just city sounds – but honestly, after a day of walking around Rome, I slept fine. If you’re looking for something authentic without sacrificing comfort, and you don’t need to be right in the thick of tourist central, this place makes a lot of sense.

  What could be improved: Check in was impossible – took us over and hour to get through the online system which was terrible. No help from owner- on calling no one answers. And then after getting keys they didn't work and had another hour wasted trying to get other keys to gain access. Was NOT impressed.

  Locatia buna, cladire civilizata, cu o intrare/curte frumoasa, acces la mijloace de transport, magazine/restaurante langa proprietate, am putut face check-in la ora 10 AM. Bucataria foarte bine utilata, ai tot ce-ti trebuie. Proprietarul ne-a pregatit si cafea (pastile) la sosire.
  
  What could be improved: Cabinele de dus sunt foarte mici la doua dintre cele trei bai si nu ai unde sa pui samponul decat jos (dar nu te poti apleca sa-l ridici), lumina in bucatarie este obscura, comunicarea cu proprietarul este mai greoaie (desi in cele din urma am primit OK pentru early check-in, ni s-a raspuns foarte greu la aceasta solicitare (cu 36 ore inainte de intrare) si nu ne-am putut organiza mai devreme timpul pentru ziua sosirii, avand bagaje).

  What could be improved: -Die Wohnung war bei unserer Ankunft SEHR STAUBİG und nicht ausreichend gereinigt, was den Aufenthalt unangenehm gemacht hat.
  -Es gab kein Bettlaken über der Bettdecke – nur ein Betttuch und eine unbezogene Decke, die zudem Flecken aufwies und dringend gewaschen werden müsste.
  -Das Warmwasser funktioniert nicht zuverlässig. Es dauert sehr lange, bis der Boiler das Wasser aufheizt – insgesamt ein unpraktisches System wenn man gleich duschen will.
  
  -Die Kaffeemaschine war defekt. Auf meine Anfrage hin wollte der Vermieter ein Video, anstatt persönlich vorbeizukommen oder direkt eine Lösung anzubieten. Die Kommunikation war nur über Booking möglich, was den Prozess unnötig verkomplizierte. Ein direkter Kontakt über WhatsApp wäre deutlich praktischer gewesen.
  -TV im Wohnzimmer hatte keine gute Bildqualität
  -Eine kleine Spülmaschine in der Küche wäre sehr hilfreich.

  Esta al lado de la parada del metro que te lleva directo a Plaza España y el Vaticano. Paseando llegas en un momento al Coliseo. Las camas cómodas y tiene todo lo imprescindible para la estancia. A pesar de recoger las llaves en la puerta en una caja fuerte, que lo veo muy bien ya que no tienes que estar cuadrando horas para ver a la persona, hice una pregunta al propietario y me contesto en el momento por lo que la atención fue rápida y eficaz. Asique todo perfecto.

  Чудове розташування, відносно тиха вуличка. Вночі було чути тільки трамвай та швидкі з поліцейськими. Так що в цілому було тихо.
  Якщо обрати кімнату без виходу до вікон, до взагалі повна тиша.
  
  Великим плюсом було 3 ванні кімнати, що дало змогу нам всім швидко збиратись.
  
  Весь необхідний посуд, сіль є.
  Було супер багато кави.
  
  What could be improved: Нам не вдалось зробити каву через якісь проблеми з кавоваркою. У нас не було часу розбиратись і писати господарям. Можливо ми невірно включали, але чомусь машинка запускалась, але кава не текла.
  
  Залишені кухонні рушники були вогкі і не дуже приємно пахли. Також губка для посуду була використана. Для меня це мінус. Ми купили нову губку та паперові рушники.
  
  В деяких душових кабінах поганий злив.
  
  Це було незначні мінуси, які не вплинули в загальному на наш відпочинок, але їх відсутність явно його покращила б.
